Avoid this location if you need reliable space planning. I requested expansion into an adjacent unit and was given a confirmed move-in date of 5/13 and a wall removal date of 5/15 to combine it with my existing unit. My request was forwarded to the retention team. The unit then sat empty after the previous tenant moved out. When I followed up to move in, I was told the unit had actually been pre-sold to another tenant for a June move-in by a different staff member. No alternative was offered that came close to the square footage I needed. Internal communication here is broken. They will commit to a unit, give you dates, and then walk it back after you have already planned around it.

Do not rent this warehouse. The place is dirty, noisy, and full of unnecessary rules that make it difficult to operate. Prices are just as high as other warehouses in the same neighborhood, so there’s absolutely no value here. You can’t install proper racking, the fans are extremely loud, and the lighting is terrible—it’s very dark inside. On top of that, forklifts are driven way too fast, creating constant noise and safety concerns. Overall, this place is not worth your time or money. Not recommended at all.

DO NOT RENT THIS WAREHOUSE SPACE – Complete Nightmare Stay far away from this warehouse facility. We made the huge mistake of renting a unit here and I’ve regretted it every single day since signing the lease. The rent is absurdly expensive for what you’re actually getting. You’re paying premium rates for an old, poorly maintained industrial warehouse conversion with zero upgrades—cracked concrete floors, inadequate lighting, minimal ventilation, tiny or nonexistent office/storage areas inside the unit, and layouts designed for heavy machinery, not practical storage or business use. One of the most infuriating rules: you literally cannot have any racks. No pallet racks, no shelving racks, no cantilever racks, no storage systems of any kind mounted or placed in certain areas. They slap you with “safety violations,” “fire code,” or “common area obstruction” fees and threats of eviction if you try. So you’re stuck paying top dollar for space you can’t even properly use or organize. Customer service is nonexistent. The company is Chinese-owned with operations and decision-making routed through China—expect emails and calls to go unanswered for weeks (or forever), maintenance requests ignored, billing disputes dragged out endlessly, and zero accountability. When something finally gets addressed, it’s done poorly and half-heartedly. The on-site staff are rude, ignorant, and unhelpful. The worst is the short manager with glasses—condescending, short-tempered, dismissive of legitimate concerns, and quick to snap or talk down to tenants like you’re wasting his time. Zero professionalism or basic courtesy. There’s this one inflight catering business that monopolizes 7-8 docks and management refuses to rent or allow access to anyone else. They hog the entire dock area for their own operations, leaving everyone else fighting over the remaining few spots—if any are even available. Good luck getting your truck in or out during business hours; it’s a constant nightmare of blocked access, delays, and arguments. The facility is always overcrowded and noisy. Forklifts, trucks, loud machinery, people yelling, doors slamming, constant banging and beeping at all hours. No real quiet periods, poor sound insulation between units, and management does nothing about disruptive tenants. It’s consistently dirty and neglected. Hallways, loading docks, common areas—trash, oil stains, debris everywhere. The dumpsters are perpetually overflowing because they’re way too small for the volume of tenants and waste generated here. Trash piles up for days, attracting rodents, insects, and worse. I’ve seen rats multiple times. This place is filthy, overpriced and poorly managed. Trust the negative reviews you’re reading—they’re 100% accurate. You’ll regret renting here more than almost anything else. Save your money, your time, and your sanity: go to literally any other storage or warehouse facility. Do NOT rent here.

After warehousing at the Coppell facility over 2 years, the In-house management is extremely poor, and corporate support isn’t much better. We’ve had ongoing issues with dumpster abuse caused by one or two tenants, yet instead of addressing the responsible parties, management decided to remove one of the two dumpsters—apparently to save money—while simultaneously raising rent. In short, we’ve lost amenities while costs continue to increase. Tenants are regularly threatened by in house management with $500 fines for issues management already knows are caused by specific individuals. There also appears to be favoritism based on how much a tenant pays in rent. This facility is in serious need of oversight and a complete overhaul of its management practices.
