Boutique coworking operator The Malin has taken the entire 30th floor of the Sixth and Guadalupe tower in Downtown Austin, according to reports citing the Austin Business Journal. The deal covers 32,000 square feet and marks the third subtenant Meta has landed in the 66-story mixed-use tower it pre-leased in 2021 and never occupied.
Meta signed for all 589,000 square feet of the building’s office space in 2021 and began marketing the space for sublease in late 2022, including 33 floors of the 66-story tower, before the tower was complete. The Malin joins PricewaterhouseCoopers and Weaver & Tidwell as confirmed subtenants. Approximately 488,225 square feet remains available.
The Malin is a New York-based coworking brand built around design and hospitality-style amenities, including access to executive assistants and concierge services, alongside private offices and communal work areas. The company has an East Austin location at 1515 East Cesar Chavez Street, leased in 2024 and set to open to coworkers on Oct. 1. Its Downtown Austin location at 400 W. 6th St. is slated to open in early 2027 and will mark The Malin’s second Texas location, according to the company’s website. The full-floor workspace will include 21 private offices, 30 dedicated desks, seven meeting rooms, 22 phone booths and two libraries.
Austin’s broader sublease market has been tightening, with more than 1 million square feet absorbed since last September. The Sixth and Guadalupe block is the city’s largest chunk of empty office space, and how quickly it fills will likely shape the pace of downtown Austin’s office recovery.
