One of the most stubborn and unprofessional property management companies ever! They bought my apartment complex last fall and turned it into a nightmare. Here's a short summary of my final reasons why I am moving out when my lease is up. - My roommate and I did 50/50 on the rent. They did not tell us they do not do split payments anymore when they took over. They told us when we paid our November rent. We paid it but it almost resulted in late fees due to their lack of communication. - My roommate got locked out and the emergency number was not available. Had to call a locksmith; that cost $600. Peakmade refused to reimburse him. - When it came time to renew our lease, it was a nightmare. We wanted to renew for three months instead of twelve. They put in a rule all of a sudden, saying only 12-month leases are allowed for 2 bedrooms and studios. At first they said, "Oh, we don't allow for leases to end in June, July, or August" (what?). On their website, it said they offered flexible leases from 3 to 14 months. My roommate and I were going our separate ways at the end of the summer and we could not commit to 12 months despite our lease ending on May 30th. I called multiple times trying to reason and come to some sort of compromise. They won't do month to month, as they would not grant that request. I talked to my management in my building. I can tell they wanted to help but could not do anything since it would violate Peakmade's rules and regulations. I really wanted to stay in my building for a little longer as I liked the area, the staff, and the amenities. But unfortunately we cannot, as we feel this company was forcing us out so they could bring in new tenants to replace us. It feels very unprofessional as we paid them on time for several months and were loyal up to then. Do not rent with them; they do not care about your situations, communicating with you, or anything about you. They just want your money. Edit: Also, they are currently under investigation by the Better Business Bureau. Glad karma rolls around.

BEWARE OF THIS PLACE PeakMade is a joke! My son has been gone since June 2025, and they have STILL NOT responded to our son. We turned my sons keys in a month earlier before his lease was up, he was done with school and he did not want to stay here longer then needed. We requested that someone come do a walk through with us, they told us no, that a walk through would be done when everyone moved out, so we filmed the walk through as we left ourselves, thank god we did because now they are trying to put us through collections when they have ignored all our emails and our sons request for move out reviews. We cleaned and vacuumed EVERYTHING, we even picked up after the kids that lived there because the communal area was disgusting. We paid the last month or rent even though he was no longer there because he signed docs that he would pay for the remaining month. We paid the "pro rated" utilities that was until the end of his contract. Mind you, he paid more in utilities there than we do in our own home with 4 people with a pool and grass! This place is a joke! Our son has emailed to submit videos and photos to Monica, the lady they said was the manager, and we have called in to try to get a hold of someone and emailed all emails we had and received no response. They have has not responded or reached out to him. He has been trying to resolve this as there were no damages when we left. We have video of when he moved in and moved out and has all the requests to fix the stuff as he moved in with them making it as complete without fixing the issues. They kept on saying that the emails we received were automatic and that she would be getting back to us as soon as she had time. It's been nearly a year and now they are trying to collect $110 for damages that weren't there. They sent blurry photos of who the hell knows when we sent them a video clearing showing everything was clean and operational. Save yourself a headache and avoid this place like the plague. THIS lady and this organization are crooks Original Review: Some of the office people are nice. Most are just doing what they have to. The apartment itself was really runned down we got a decent pricing for it, so I guess we paid for what we got. Parking there is a joke, in a normal apartment people do not need to pay for parking spots. They tried to charge us $150 a month when it was advertised as $75. We got the lower rate but it was super annoying to have to fight for it. We didn't have to put down a deposit (thank goodness) but in the unit there were multiple items that were broken and it took them months to come fix it. My son only stayed there for year. At which he said they have multiple false alarms going off at God awful times. My kid paid half a much as we did in a home for utilities, they don't monitor the usage they just blanket they charge on the kids there. It smells in there and it's always dirty the few times we came to visit him there. If you think you're going into this with a bunch of other kids that are generally the same age as your kids or college students please know that is NOT the case. He was in a 4x4 with a crackhead (that ended up getting kicked out) an older guy who worked late (he was a good guy) and then my son's friend who requested they lived together. The building is a mix of all ages and some apartments are Airbnb'd out to random people. He had some college students in his floor but not much. If you wanna save money I guess this is the way to go, but if you want your child to have to college dorm life feel this is not it. I wished I looked into it more before renting it for our kid. It was only a year and he's no longer there... So it was a lessoned learned for us.

Loved living at Valley Falls Apartments. Located in Spartanburg, SC. Clean, friendly, safe, maintenance are top and any problems got fixed asap. Quality living space.
