Google would not let me post this review, scam! I honestly had the worst experience and I would never recommend X1 Lettings to anyone. The problems began before I had even been handed the keys! I arrived with all of my belongings on the agreed move in date, and was then told I could not collect the keys because the referencing had not gone through. The communication was not there at all, leading to me to feel stranded as I had nowhere to go and only had a limited amount of time to collect my keys due to working full time. When I moved in, the flat was dirty. There was mould in the freezer and dead flies on the window, all which I cleaned myself after the stress that I mentioned above. The freezer door wouldn't shut when I moved in, and the fridge wasn't working either. I got a thermostat to prove that the temperature was higher than the safe level for food. The company seemed so reluctant to get a new fridge even when I was constantly contacting them for updates and telling them it was over 10°C. They eventually sent someone out just for them to say that he could tell it was broken just from the smell and I got a new one after weeks and weeks of wasting money on food. The hot water would go off too and the TV broke not long after moving in. Staff were unreachable, unhelpful and constantly changing. The washing machines were not maintained, meaning that they didn't work properly. One of the washing machines was out of order for months, so that there were only two machines for the entire building, and I could never get to use one. When I viewed the property, there was a cinema room, but this ended up being out of use and just full of waste, cardboard etc for the time I was there. The security staff were hardly ever there so you couldn't get your parcels and god forbid if anything did ever happen. The security guards were nice when they were there don't get me wrong, but is wasn't often enough, especially considering I was told at the viewing it would be 24/7 security. To make matters worse, at one point, they door that you needed a fob for was left open for weeks on end and would not shut. I only stayed there for 6 months so it is baffling to me how much could go wrong with them in such a short amount of time. At the viewing, I asked about adding someone to the tenancy and was told this would be free and I could do it mid contact. When I tried to do this, I was told there would be more referencing fees, a fee for adding someone, the landlord would need to decide if I was even allowed to add someone, and rent may go up. I told them about what I was told at the viewing, and they acted like they had never said that. Now that I've moved out, I left the flat cleaner than it was when I got there and have been told they're going to deduct £280 from my deposit for 'light cleaning' and a new mattress. This is interesting as the flat opposite mine has a piece a piece of paper on when they moved out saying it would also need a light clean and a mattress replacement. What a scam.

If I could give 0 I would. Our flat got broken into by another tenant that we now know caused issues the year before and they still let him back. We were later informed he was not supposed to be occupying a room this year. Our door was not boarded up for over a week, causing a security issue, as the front door was also broken at the time, allowing anyone to walk into the building and flat.There is rarely security on reception, it is impossible to get in touch with anyone who will give you a straight answer, it’s like interviewing politicians. There’s dual management of the property and they both seem to place responsibility on the other for the same problem.

DO NOT BOOK WITH THEM, read my experience: Firstly to preface they (Diane Loares) changed the room i was meant to be in despite me having signed my contract so there is no regard for those who sign contracts first which meant i could not live with my friend as planned. Secondly the team, Harrison wood was always lovely to speak to and tried where he could, however in general they are difficult to reach and often will never call you back despite saying they will and the calls don’t connect. They take their time with any issues you might have and don’t really care. I tried to return my keys back to the edge x1 during working hours but i don’t know how they expected me to do that when there was nobody at reception to let me in, and i tried to call all X1 phone numbers but NOT ONE WAS answered. Eventually found an open side entrance and someone showed me where to go but if i didn’t find it, they might have tried to charge me for the keys, but their own staff aren’t working where they were meant to be. I moved into a property called borden court and thirdly it’s managed so weirdly with another agent called IPM, this means nothing gets done because there is no link between the 2. When i moved in, there had been no cleaning done in the communal areas, with mouldy plates and food left in the kitchen and damp in bathrooms, and the washer-dryer not working. They would not send for cleaning to be done earlier and so I had to do all of this by myself, with going up 3 flights of stairs since there’s no lift. The mould in the bathroom was only cleaned almost a month after I had arrived. My bedroom was okay when I arrived, however, there were issues with the painting on walls, and dark marks on the ceiling. The worst problem was the water contamination, where there was no water for 2-3 months and i got no compensation despite me asking multiple times. Living with no water and unable to move to the temp accomodation meant it was like living in poverty despite paying rent. My blinds broke in December or so and continued to get worse as the new year went on and this was never replaced before I moved out in August, despite me emailing multiple times since March. The washer dryer took months to come, which meant i had no washing facilities, and had to go elsewhere to sort this. The microwave broke and it took them over 2 weeks to bring a new one. The bathroom ceiling leaked multiple times so there was flooding on the floor. As you can see so far, there is no good management of the buildings. the fridge was frozen at times, dirty and leaking and it took them months to get a new one. There were always bad security and homeless people coming in. the bathroom eventually developed mould, because there was no ventilation and i asked for this to be sorted and x1 did not communicate this enough to IPM and I took this to the council and eventually IPM/X1 tried to pull it off as it not being mould but it clearly was and they never fixed the ventilation which is a requirement for renting To top it off, despite having all these issues, they tried to claim most of my £250 deposit on things like repainting, and cleaning the bedroom light. Mind you, these things have not changed since I had moved in, especially something like the bedroom light which I cannot even reach to make it dirty, and the walls already having issues when i moved in. They won’t help you sort any issues but will try to claim money later and then will repeat this with the next tenant. They had inspections where they could’ve said something but didn’t. It also took them almost 2 months since I moved out to get a response about my deposit. If you book with them, it will be a nightmare and i will NEVER make that MISTAKE again.
