Coworking giant WeWork signed a lease agreement for a new space in Lower Manhattan, N.Y., making this the first New York City location that the company will be opening since its business restructuring. The new location at 250 Broadway spans five floors and adds 60,000 square feet of flex workspace to the firm’s portfolio.
With 648,000 square feet of rentable area spread across 31 floors, the property at 250 Broadway is situated in Manhattan’s Downtown Business Improvement District. In addition to WeWork, other notable tenants include the NYS Office of General Services, Pollack Pollack Issac, and Rose & Rose.
WeWork’s new flex workspace stretches across floors 24, 25, and 27 through 29. It will offer meeting rooms, private offices, and a coworking lounge, as well as a wellness room and a mother’s room, which will be complemented by networking events and the company’s usual amenities and services.
WeWork’s expansion in New York comes as a result of increased customer interest for WeWork All Access, the company’s monthly membership. According to the coworking company, demand for this type of membership in New York surged 10% from January to April 2025. Besides investing in the local coworking market, WeWork also plans to allocate between $80 and $100 million to expand its portfolio globally.
Other significant moves in the last few months include the company’s partnership with Amazon, for which it secured 330 W. 34th St. in Midtown Manhattan; 5 Manhattan West in the Chelsea neighborhood of the city; and 4980 Great America Parkway in Santa Clara, CA.
