I was recently a guest of Stuart and the podcast vis/recording setup, which I found absolutely superb. Great set, different from most of the others, great lighting and files in super quick time. Stuart was attentive to the contributors and ran a 3 cam session brilliantly. Would highly recommend.

The Factory is a new co-working space in the heart of Newham, London. They generously offered us to use their facilities as part of their co-working week event with seedlegals. The office facilities are brand new with digital access cards and a sound-proof podcast room. Stuart made us feel very welcome and was supportive throughout our stay. Highly recommended!

I worked at The Factory, a new co-working space, for three days and found it impressive. The podcast studio and other unique facilities set it apart from other co-working spaces. The location, right next to the station, makes commuting from Southeast London easy. The space, originally a women's clothing factory founded by the owner's father, has been beautifully transformed. While the amenities are top-notch, the space could improve with more seating options and quieter areas for focused work. The owner and administrator are incredibly accommodating, making the overall experience pleasant. I will likely return, especially as a startup needing flexible office options. Highly recommended for anyone looking for a more local option.

Frequently Asked Questions

  • Whether you're a day pass holder or a monthly member, you can access most amenities. Meeting rooms do require prior scheduling, and private offices are reserved for those with subscriptions. However, the lounge, kitchen, and breakout spaces are open to all. Complimentary services are also available regardless of membership tier, while ancillary services can be purchased separately or negotiated with The Factory London.

  • Adaptability is at the core of coworking, so membership options are always designed to cater to your changing work requirements and team dynamics. Most spaces offer month-to-month memberships, enabling you to adjust your workspace to your changing needs. Whether your business is growing or downsizing – or you just want to upgrade to a more private setting – you always have the flexibility to make the changes you need.

While your membership agreement may have specific terms regarding changes, don’t hesitate to reach out to The Factory London to discuss accommodating your adjustments.

  • Coworking spaces typically have limited storage options, most of which are reserved for members with dedicated desks or private offices. With that said, it’s best to contact the coworking operator directly via the form on the right side of the page to learn about available storage options.

  • For spontaneous collaboration and interaction, open desks provide an open and flexible environment. If you prefer a dedicated space with shared community elements, dedicated desks offer a great balance between personal space and interaction.

On the other hand, private offices are best suited for focused work and private interactions. They're ideal for solo workers as well as teams seeking a dedicated space, shielded from distractions.

Choosing the ideal coworking arrangement for you is about aligning your workspace with your work style, team dynamics, and project requirements.

  • Want to get a feel for the workspace before signing up? Schedule a tour to experience 5-7 High Street and envision your workday in this dynamic environment. All you need to do is fill out this form, indicating your preferred date and time, and we'll be happy to host you.
