Design-forward coworking brand The Malin will open its newest coworking location this fall at 270 Seventh Ave., occupying nearly 20,000 square feet at the corner of West 26th Street in Manhattan’s Chelsea neighborhood. This marks the company’s sixth New York City location and its first specifically designed to support both work and events.

The space is divided into two main areas: The front portion, accessed from Seventh Avenue, will serve as a full-service coworking hub. It will include open seating, eight private offices, 16 dedicated desks, a large boardroom, three additional meeting rooms, 16 private phone booths and a shared kitchen. The layout is designed to accommodate both individual work and small-team collaboration.

Meanwhile, at the rear of the space and with its own separate entrance on West 26th Street, The Malin will debut its first dedicated event venue in Manhattan. This area features a stage, built-in AV equipment, a fully equipped bar and two lounge spaces inspired by hotel lobbies. Additionally, accordion-style partitions will allow the space to be reconfigured for a variety of events, such as workshops, leadership off-sites, panels and conferences.

The project is part of a 10-year management agreement with landlord TF Cornerstone. Rather than leasing the space under a traditional rental model, The Malin will share operating profits with the property owner — a structure that reflects a broader shift in the coworking industry away from long-term leases.
