Coworking operator Industrious is expanding in Washington, D.C., taking up 29,377 square feet in Artemis Real Estate Partners’ Metropolitan Square, located at 655 15th St. NW. The new workspace is expected to open its doors in the summer of 2026 and will provide 258 office seats.
The coworking space will feature coworking lounges, a café, meeting rooms, phone booths, and private offices, along with amenities such as bike storage, electric vehicle charging and a fitness center.
The deal marks the company’s seventh location and the first Indy by Industrious site in Washington, D.C. The space operates under a partnership model in which the landlord and operator typically share revenue.
The Indy concept gives companies and local professionals access to simple, flexible offices without the full suite of amenities found in traditional Industrious locations. It serves as an entry point for teams that want to test coworking with Industrious before committing long-term.
The 12-story, 670,000-square-foot office building at 655 15th St. NW underwent a full renovation in 2020 under its previous ownership. Artemis, based in Chevy Chase, Md., took over the property in 2023 through a deed in lieu of foreclosure from a joint venture between Blackstone Real Estate and BXP Inc. BXP continues to oversee the building’s management and leasing.
CareFirst BlueCross BlueShield, a health care insurance company, also signed a 65,241-square-foot lease last year to bring multiple offices together at Metropolitan Square. Like Industrious, the insurer is taking space previously occupied by WeWork.
