Things you should know before renting here - Not all offices are breathable. Our office in particular was stuffy and constantly hot throughout the summer (even in the mornings). They first argued with us that there was even a problem to begin with. Eventually, they had the building owner look at it, and they did some work, but the issue was never really resolved because nobody wants to pay for an HVAC system adequate enough to handle every unit. - The music, which plays 24-7 throughout ALL of the offices & the hallway, has been the same CD, on loop, for a year. Despite us offering to curate a new one, despite us asking for a change and despite us being told it WOULD change, it never did. - You don’t have access to the mailbox and they only check the box & distribute the mail every other day. - The front door is kept locked so if you are expecting a delivery, better hope they have your contact info and bother to call you directly! - Because the front door is locked, if you are in the office at the front with windows, you will have visitors for everyone coming to knock on the glass to get your attention and be let in, so be prepared to play butler. - We’ve had days where both of the bathrooms in the suite are locked, with nobody on site to unlock them, and have had to go across the street to use the restroom. - We’ve also had days with internet outages that have caused us to have to leave the office to use wifi elsewhere to get work done. - The internet is unreliable at best. They don’t have enough capacity to handle-with any kind of reliable, quality connection-for everyone in the suites. They have told us that Comcast configured the setup themselves, but never listened or worked with us on trying to figure out why we keep getting booted from the network, why our connections are slow, and why we often can’t connect at all. None of our computers have issues connecting to a network from literally ANYWHERE else. Our own computers’ diagnostics have said the network is inadequate for the number of users on it, and so have several online speed/connection testing tools that we’ve checked it with. Despite that, the owners here were completely unhelpful and uncooperative. - Thin walls — you will hear everyone’s conversation and everyone’s business. So if privacy is important to you or your business operations, you’d best find thicker walls elsewhere. Especially if you don’t want to hear awkward conversations, arguments, or children arguing (because yes, people bring their kids in). - Moving out early? We moved over a month before our lease ended, but they refused to prorate us or work with us on that, too. They’ll take your money for as long as humanly possible. AND THEN use your space for storage while you’re still paying for it!! We found their property being stored in our office 3 times in one week, for example, despite us footing the bill. - Despite there having been only 2 of us ever occupying the office, they still charged us an additional fee EVERY MONTH for “drinks and snacks” for the other business owner who literally never worked there. They insisted he be on the lease as well and then charged us for having 3 people! - They might try to keep your deposit (or deduct part of it) for fixing normal wear and tear that is generally covered under VA landlord tenant law as being the landlord’s responsibility — not the tenant’s. Legally they can’t charge you for normal wear and tear to the property, nail holes in the walls from hanging things included (despite them insisting on installing our white boards for us, so they made the holes to begin with, but that didn’t stop them from wanting to bill us for covering the holes after we moved out!).
