Beware. I am a currently renting an office at the Leesburg Regus. DO Not be fooled. It is not what they present and sell you. There is minimal staffing and support at this center. Mail receiving is part of this and there is no one at the desk to receive packages. (I just had an important document returned to sender because there was no staff). While it is a beautiful space. the doors are locked and there is no one at the desk to let them in. What a mess, and when concerns are elevated, they are just dismissed or given lip service.

I rented office space from Regus for several months. I'm always hesitant to leave a negative review for any business, but felt compelled to share my experience to inform and protect others. The space itself was fine. It was mostly quiet, and almost nobody goes in there. The negatives included poor customer service, bait-and-switch rent increases, and dishonest business practices that at times bordered on predatory. Be aware that your rent will go up significantly. I signed a month-to-month lease, and by 10 months, the rent nearly doubled. When I signed up originally, the salesperson advised me to cancel the automatic renewal, and that sales would reach out to me for lease continuation, and it might even help me get a better deal. If they tell you this, don't do it. When I followed those instructions, I received a call asking "did anyone tell you that your office has been rented to someone else, and you need to move out?" When I explained the situation, they told me the an identical office was available, but they increased my rent by ~$300/month. After about 8-9 months, they wanted to increase rent by another ~$400/month. We had several other negative experiences with Regus related to poor customer service: You must be very cognizant of your bill and what they are charging you for, and keep a paper trail for all requests. They snuck things into my bill after they were specifically declined and never used, and it was like pulling teeth to get them to refund them. This included things like coffee service for ~$60 per month, premium internet service for ~$15 month, etc. Almost nothing is included, everything is an exorbitant extra cost. I once booked the conference room for a meeting with clients. The receptionist had specifically told me that it would be open a few minutes before our meeting. When the clients arrived (on time), the door to the conference room was closed and locked. The receptionist was nowhere to be found. Frustrating, but mistakes happen. However, after the fact, the receptionist argued that she was there on time and would not refund it. I had to essentially provide timestamps proving that she was not, before they refunded the conference room charge. They also make the transition out of their office challenging. You cannot have the post office forward mail. Regus will hold and store mail, but charge $80+ per month just to collect it for you to pick up. It's significantly more expensive for them to forward it weekly/monthly. They will hold on to your security deposit for as long as possible. All of their processes appear to be intentionally confusing, so that you pay more than you should. They made it sound as if all I had to do was "request it" and it would be refunded within "40-60 days". After multiple follow ups, they explained the request has to be made inside of their portal. From that point, it will supposedly take another 40-60 days. They told me it was all in the stack of papers they handed me when I signed up. Overall, I would strongly recommend considering other options, or at least know what you are getting into before you sign any agreements.

Don't book!!! If you don't cancel within 2 hours of the reservation booking- not reservation- but booking, they will refuse to cancel and charge you the full amount the reservation was for. I don't even know how this is legal but will look into it. There is something called a reasonable cancellation policy, which is absolutely not what they have. Not to mention my 81-year-old elderly mother made the booking and I don't think anything was explained to her yet they were eager to take her credit card.

I found this place on Google Maps as it was convenient to where I was traveling today. I need a full day, I had a few options, but I was swayed with the clear communication around booking a single desk space for one day only. Most other websites indicated recurring purchases or memberships only. I also thought the price was a steal. It wasn't until I had some issues with the reservation did I realize Regus lets you book a shared desk for a partial day. That's convenient, but it also makes the price not so competitive. They tack on coffee, snacks, and tea service which is included is some of the other locations nearby. Coworkers are closed into a bullpen space, so honestly if there had been more than 5 people here I would have been uncomfortable. Granted the space looks to sit 50 people, but that would be awful if I had to use this space with it full. The front desk reception Zanib was fantastic - knowledgeable and helpful. It's a little awkward as a coworking person relies on her to get in and out of the space, a requirement for water and the bathroom. Having card access like I've experienced elsewhere would put this in a more competitive spot for the price. Lastly, the parking is great. There's an easy lot with (on a Wednesday) plenty of options. Some have trees partially covering them meaning you may avoid getting back into an oven at the end of your time here.
