What can I say about Spaces in Lehi. I leased a small private office for one year from August 2025 to August 2026. The front staff are nice and it’s a decent building. The parking is great. The gym is small but clean. The location is nearly ideal. My issue with Spaces is it is HQ’d in Europe with every decision and all fees and procedures out of touch of what American’s expect. One example: They charge you more than one month’s rent for a "restoration fee" even if the space is perfect when you leave, no exceptions. In fact, they charge you the fee before you even leave and before they have even inspected the place. Then, when you are starting a new contract in a new office space, they don’t restore things from the previous occupant. According to several tenants and based on my own experience, they drastically raise your proposed rent after the first lease term. In fact, they increased my rate by ≈40% claiming it was “market conditions.” To further validate this greed claim, I saw many office spaces become vacant because of similar experiences. As of today, they have nearly 1/2 of office spaces empty on the second floor including almost all small office spaces.

I signed a workspace agreement with Spaces and realized immediately that it wasn’t the right fit. I called within an hour of signing to cancel and was told cancellation is absolutely not allowed, regardless of how quickly the request is made. I’m posting this hoping that someone at corporate sees it and is willing to handle this in a reasonable way. ***My Response to Spaces reply*** I have already attempted to open a support ticket, but each time I’m redirected back to the local staff I’ve already spoken with. Unfortunately, they’ve been unable to help me resolve this issue or process my cancellation, which is why I reached out here. I’m still hoping someone can assist me beyond the local office, because I have not been able to get support through the normal channels.

Best location and facilities u have experienced in the Regus chain. Helpful staff. Would highly recommend a remote entry option so staff could let people in from the main desk when busy assisting others.
