My business moved to Newbold Exchange early in 2025 from a co-working space in a high-rise in center city. At the time Newbold provided all the same amenities and conveniences as any co-working facility elsewhere. They offer variety of per diem, short term, and long term office and meeting options. The facility provides near 24/7 access, much better than many center city options. Newbold Exchange offers more favorable rates and rental options than almost any other co-working facility in the city. The elevator to the second floor was being repaired in January 2025 and the management then said they expected it to be repaired and operable by June 2025. Two years later the elevator is still inoperable making the desk space and access to the second floor impossible for certain members of my organization with mobility challenges and other disabilities. Since management of Newbold Exchange returned to LPMG, conditions have exponentially improved! Simple amenities have returned to the lobby/kitchen area like light snacks, water bottles, and K cups. Better attention is being paid to the cleanliness of the kitchen and bathrooms. The only reason I can't give Newbold five stars is the strangeness caused by two tenants that appear to offer retail services, one is a banner printing service and the other is a "Sneaker Cleaner." There is no reception area, concierge, or security guard here, so totally at random, all hours of the days, customers of these business come ringing at the door. When LPMG management isn't here to respond to the doorbell, these customers come to the windows on Bouvier Street pounding on them to get anyone to talk to them and open the door to let them in. I rent a deskspace next to a window, as I'm not the doorman or a representative of the above mentioned businesses, I ignore people outside the windows, even as they become belligerent when no one pays attention to them or opens the door. The banner store gets packages dropped off outside the front door over 6 feet tall that are sometimes left there hours at a time, they obstruct ingress and egress both on the porch and in the vestibule. The people who run the sneaker cleaning store often treat Newbold like it's their home, letting family members and friends lie about in the lobby and playing loud offensive music or movies from their office when they think no one else is around. The clientele they appear to serve, whether they are in the lobby or seeking attention from the outside of the building, seem sketchy and reprobate, enough so I go out of my way to lock and secure things at my desk space because I feel like some of them are casing the coworking space. While I understand LPMG management has a limited ability to control the guests of lessees, the retail store renters are out of place in a coworking facility. It should not be the responsibility of tenants to have to address clientele of these retail businesses at all hours of the day and night (and I am the kind of lessee who takes advantage of 24/7 access, it's creepy when people are pounding on the window at midnight trying to reach the sneaker cleaner).

Beginning in April 2025, LPMG brought in Regus/IHG to operate as property manager, it was a total disaster in transition. Regus used predatory and deceptive practices with poor on site management, inability to cancel agreements, false billing, and deceptive collections practices for rent payments they lost track of and refused proof of payment to resolve. Regus was not attentive to the building or the promised amenities to renters. In April 2026 LPMG returned as property management and the transition has been simple and friendly. LPMG is attentive to the building, they actively ensure the amenities promised to renters are available, and they are working hard to resolve lingering issues with renters who transferred from Regus/IHG. As long as LPMG stays, my business will remain here for some time to come.

Newbold exchange was great when it was locally managed. Ever since they switced to Regus, it has been an absolute nightmare. I wanted to cancel my membership at the beginning of the year. First, they'll tell you to cancel your membership online, but for some reason the website was bugged for me, im not sure if its something unique about how my service was transfered over from newbold, but there was no way for me to cancel the membership on my regus portal. So I thought, maybe i'll call someone. There is absolutely no way to get actual contact information from anyone at regus. I sent multple messages through the regus help section, which supposedly goes to your "community team", never receiving a response. Scouring my email I managed to find a contact for my regus "community manager", and asked them to please cancel my membership I have been doing this for literally 4 months now. Every month I get a new invoice, and I email the regus contact telling them to please stop sending me invoices and canel my membership, and every time they say its "being worked on" and theres "nothing more they can do" Now, I have collections people contacting me over my months of unpaid invoices. This is so incompetent that it really boggles the mind, like how can no one figure out how to literally just stop charging me and cancel my service? The only thing that makes sense to me is that they are predatory and doing this on purpose, which is insane that a business is allowed to continue to do this and still be allowed to operate. RUN AWAY

I almost hate to leave a poor review because the space itself is great. But Regus, the company that runs the place, is one of the most incompetent businesses I have ever dealt with. When they took over from LPMG in 2025, I was suddenly slammed with over $1000 in mistakenly issued invoices. After repeatedly reaching out and providing extensive documentation showing that I was already paid up, my emails were ignored and I continued receiving automated overdue notices, late fees accumulating into the hundreds of dollars, and physical letters demanding payment. Five months after initially escalating the issue, local management told me that ticket had been placed on my account to retract the mistaken invoices - imagine my surprise when a few weeks later, I got an email demanding immediate payment and stating that the collections process had been initiated. At no point has anyone from the company been willing to acknowledge that they made a mistake, give a timeline for resolution of the issue, or provide assurances that my account won't be sent to collections while the invoices are perpetually """"being looked into"""". And this is what I've been dealing with with as just a hot desk member, so I can only imagine what the folks who rent desk spaces or offices have been put through. Again, this is a great space in a great South Philly neighborhood, but as long as Regus is in charge here, I can't recommend it. It's a shame that this is what has become of an approachable, community-serving institution.

Same horror stories with Regus as the other reviews. Rented a coworking space with Newbold when it was operated by LMPG and had nothing but good experiences. When they announced the coworking services were transferred to Regus, I cancelled my desk space, given the reputation of that company for deceptive and predatory practices. I never signed up with them, but over the last year I have been sent invoices and late due charges and now they have sent me to collections, even though THEY confirmed there was NO evidence I ever signed up. Avoid avoid avoid.
