Regus - Basking Ridge - Airy Interchange

Save yourself the headache - DO NOT RENT OFFICE SPACE HERE. If I could rate this location 0 stars, I would. After nearly two years as a tenant, I can confidently say this was one of the worst business decisions I've made. The most serious issues involve health and safety hazards that management refuses to properly address. There's an ongoing mold infestation throughout the entire office space caused by excessive moisture in the HVAC system. This literally makes everything wet - my documents, printer paper, everything was damp and growing mold. There's visible mold growing in the HVAC vents and on the floor. They'll do small fixes here and there, but the real issue is that the entire HVAC system needs replacement. Instead of addressing the root cause, they just keep putting band-aids on the problem while tenants deal with a serious health hazard. There are also multiple security system failures and broken locks that create serious safety concerns. Management's typical response was either "Not our problem - we're just tenants too" or empty promises that nothing would be done about. The facility problems are equally frustrating. The sewer systems in the bathrooms are consistently clogged, the building infrastructure is falling apart with no maintenance, and the cleaning services are subpar and don't address basic sanitation needs. It's clear that basic upkeep is not a priority here. Now I'm dealing with a financial nightmare as well. Regus is withholding my significant security deposit for no clear reason - equivalent to two months' rent. The worst part? There's literally no one you can call to discuss account issues. No accounting department exists that you can reach directly. Everything is forced through their online portal, which makes customer service and resolving any account matters absolutely terrible. Maybe I'll eventually see my deposit, but the complete lack of human contact for financial issues is unacceptable for a professional business. I documented these problems repeatedly and gave management multiple opportunities to address them. Their responses alternated between blaming the building owner and promising "we will definitely fix it" - then months would go by with absolutely nothing done. Meanwhile, they continued collecting full rent from tenants stuck dealing with these unacceptable conditions. Do yourself a favor and look elsewhere.

The office staff is very nice but the building itself has issues. The HVAC is awful. Too cold in the winter and not working properly in the heat. Both temperature control and humidity are issues. The entire building was sweating today and many of the tenants including me are getting concerned about mold. Apparently the HVAC issues have been going on for a while and Regis has not been effective at getting the building owners to address them. I don’t necessarily blame Regis but while it’s not their fault it’s their responsibility. I wouldn’t rent from this location based on my experience so far.
