PLEASE READ BEFORE SIGNING A LEASE AT THIS PROPERTY. DO NOT MOVE HERE! AVOID THIS PLACE AT ALL COSTS! The management and property maintenance are completely incompetent, and living here has been a nightmare! To make matters worse, they are now refusing to renew my lease because I reported their ongoing city ordinance violations (frequent, frenzied, uncontrolled dog barking). Be warned that when management responds to negative reviews, they constantly claim the reviewers "no longer live here" to dismiss valid complaints. Yes, people leave because of how terrible this place is, but they absolutely did live here and experienced these exact issues. Here area few of the problems you will face: Utilities: My units electricity went out constantly for an entire week with zero urgency from the office to fix it. My in-unit washer/dryer was broken for 3 full months before I had to go over the property managers head and speak w a developer who also wasnt very helpful nor did he seem concerned. Structural Issues: The walls in unit 116 are so poorly insulated and drafty that I can literally feel the wind blowing inside my apartment let alone hear the slightest breeze make a loud howl. Landscaping Neglect: Parts of the lawn ward completely overgrown with grass reaching two feet tall, and fallen tree branches are left blocking the sidewalks. Hygiene and Noise: The indoor hallways constantly smell like dog urine and cat litter. Dogs bark incessantly at all hours, and management completely ignores complaints/video proof. The leasing office is mostly unresponsive and resorts to retaliation instead of fixing their property. I received a notice of nonrenewal when they learned that I have a court date set with the owner of the barking dog who lives directly above me. I now have to find a new home and come up with a deposit, first months rent etc. I am hoping they do not attempt to keep my deposit I put down on this apt resulting in ANOTHER legal battle. I was homeless for 2 yrs before finally getting my shiz together and was able to get my own place again. I was soo excited to find a place I thought I loved. But the management / non-management has thrown my life into a whirlwind again all because of their inaction and violation of their own lease agreement. AVOID THIS PLACE AT ALL COSTS.

Prospective tenants should be aware that this property has a written no-smoking policy, but enforcement appears to be a serious problem. The lease contains a No-Smoking Addendum stating that smoking inside any dwelling, building, hallway, common area, or interior portion of the community is strictly prohibited. Despite that, secondhand smoke has repeatedly entered my apartment through the vents and interior air pathways. This is not just a minor inconvenience, or about disliking an odor. Secondhand smoke traveling through shared ventilation is a recognized health hazard that directly impacts the basic habitability of the apartment. When a property markets or leases itself as smoke-free, tenants should be able to expect meaningful enforcement, and fresh air to breathe. A no-smoking policy does very little if residents are still dealing with smoke intrusion inside their apartments and management does not take effective action to stop it. Anyone sensitive to smoke, anyone with children, or anyone with respiratory concerns should ask management very specific questions, and expect clear, specific answers before signing: When was the last smoke complaint received? How quickly are smoke complaints investigated, and what measures are taken? How are units inspected after repeated smoke complaints? Are lease violations issued for confirmed smoking violations? What is done when smoke travels into another tenant’s apartment? Does management use any environmental monitoring or smoke-detection technology, such as HALO or similar devices, in common areas or units where legally permitted, to detect repeated policy violations? How does management document and follow up on repeat complaints? How was the last smoke complaint resolved? A smoke-free policy on paper is not enough. Enforcement is what matters. On that measure, this property earns an F. If you are sensitive to secondhand smoke, have respiratory concerns, or simply do not want to live with smoke entering your apartment on a daily basis, you should not apply here.

MANAGEMENT IS (STILL!) HORRRRIBLE! SMELLS LIKE DOG URINE EVERYWHERE! IN-UNIT LAUNDRY IS ADVERTISED BUT NOT IN THE LEASE SO THERE IS NO GUARANTEED REPAIR TIME (TOOK 3 AND A HALF MONTHS TO REPAIR A DOOR LATCH ON MINE). THE PLACE IS DOG FRIENDLY WHICH EVIDENTLY MAKES IT OK TO SOUND LIKE A DOG SHELTER THE MAJORITY OF THE DAY/NIGHT EVERY SINGLE DAY. PET OWNERS ARE NOT HELD ACCOUNTABLE FOR THEIR PETS BARKING, URINATING/POOPING IN THE COMMON AREAS, BEING VICIOUS TOWARDS OTHER TENANTS ETC. RULES STATE 2 ANIMALS PER UNIT BUT II KNOW OF A TENANT WITH 3 DOGS. EVEN 250+ VIDEOS OF UNDENIABLY EXCESSIVE BARKING SENT TO MANAGEMENT, 6+ TENANTS COMPLAINING/POSTING ABOUT THE DOGS (ALL REGARDING THE SAME TENANT/DOGS) HAS YET TO YIELD ANY RESULTS AFTER 4MONTHS+ OF LIVING IN THE BUILDING. I HAVE HEARD SOMEONE PLAYING A DRUMSET IN ANOTHER UNIT! THERE IS NO LIMIT FOR THE NUMBER OF NOISE VIOLATIONS TENANTS RECEIVE BEFORE BEING EVICTED EITHER. MANAGEMENT PAYS A CLEANING CREW TO CLEAN THE COMMON AREAS BUT THE EXACT SAME COFFEE DROPS I SAW ON THE GYMS HARDWOOD FLOORING THE FIRST DAY I MOVED IN (09/11/2025) STILL REMAIN TODAY (01/20/26). The units are VERY drafty which causes electric bills to skyrocket and the wind howls loudly especially in the winter. I FEEL EACH WIND GUST WHILE INSIDE MY UNIT. My units electricity had a short which took 3 weeks and 7+ emergency maintenance calls in the middle of the night in 0° temps (one resulting in no response all night long during frigid winter temps) before a short in the wiring was found. Oh, and the maintenance guys will blame you as the tenant for the breaker( in a breaker box that u do not have access to )to be switching off soo frequently despite happening while ur asleep. Management becomes butthurt and tries to play the victim when called out for inaction regarding ongoing (4+ months) (now 8 MONTHS!) issues and will stop responding to your texts completely unless its time for you to pay rent. Even the developers pass the buck and dgaf and are extremely unhelpful. THE UNITS/MNGMNT SEEM NICE WHILE TOURING BUT U WILL LIKELY REGRET CHOOSING TO LIVE HERE DUE TO MULTIPLE FACTORS THAT REALLY HAVE ADDED UP TO ME DREADING HAVING TO COME HOME FROM WORK. I AM TRAPPED FOR ANOTHER 7 MONTHS! THIS IS NOT "LUXURY" LIVING.

I’ve had a very frustrating experience living here and would not recommend it. Management, run by Dalmark Group, has been extremely unresponsive and difficult to deal with. Issues take multiple follow-ups and weeks or even months to address. I would strongly encourage anyone considering this property to look up the company, as the negative reviews are consistent with my experience. When I moved in, there was a significant ant problem that took nearly two months and repeated emails to resolve. While I eventually received a rent credit, the process was unnecessarily drawn out and frustrating. The appliances are very limiting. The fridge ,freezer, and dishwasher are not full-size, and the microwave doubles as the oven, which makes cooking inconvenient. The washer/dryer combo is also not very practical to use regularly. The building itself is not well maintained. Residents frequently do not pick up after their dogs, which is a recurring issue. The gym is very small and poorly maintained, making it not worth using at all. I would rather live somewhere else and pay more for access to a clean, functional gym. Security has also been a concern. My catalytic converter was stolen while living here. Although a camera has since been added to the parking lot, it took multiple incidents of cars being broken into before any action was taken. Even though the building looks nice at first glance, it is not a good place to live. The dark walls and cabinets are also difficult to keep clean and show dust, smudges, and wear very easily. Overall, between unresponsive management, unresolved maintenance issues, and poor upkeep, this property is not worth the price. I will not be renewing my lease and would strongly recommend looking elsewhere.

This review is directed to ownership and executive oversight, not on-site staff, who have consistently been courteous, helpful, and professional despite the limited resources afforded to them. The Residences at Park 39 has experienced ongoing, documented failures in basic property maintenance and management over an extended period. Despite repeated notice, common areas—including corridors and stairwells—have gone unswept and unmopped for prolonged periods, resulting in unsanitary conditions inconsistent with industry standards for professionally managed residential communities. These conditions raise legitimate health and habitability concerns. Recent reports of rodent activity further underscore the seriousness of these deficiencies. To date, residents remain without confirmation of a regular cleaning schedule that Dalmark will consistently maintain moving forward. These are reasonable and straightforward operational expectations. Professionally managed residential properties routinely provide and adhere to predictable custodial schedules. The fact that common areas have remained uncleaned for months is indefensible, particularly where numerous third-party janitorial contractors and temporary service providers are readily available within the city for immediate engagement. Although the property is marketed as luxury and drug-free, lease enforcement appears inconsistent. Ongoing violations, including smoking in common areas, have not been adequately addressed. Maintenance requests frequently remain unresolved unless escalated beyond on-site management, indicating systemic operational deficiencies rather than isolated oversights. The management company, Dalmark, appears unable or unwilling to meet baseline contractual and operational obligations, including routine sanitation, timely maintenance, and consistent enforcement of lease terms. Extended periods without visible custodial services, coupled with a lack of communication regarding remediation or corrective timelines, are not acceptable in professionally managed housing—particularly at this price point. This property presented significant potential; however, continued neglect and lack of accountability have materially impaired residents’ quiet enjoyment and confidence in management. Ownership should conduct an immediate review of management performance and compliance to mitigate further reputational and potential legal exposure. Prospective tenants would be prudent to consider alternative communities with demonstrably higher management standards.
