My recent experience with Courthouse Square Office Complex raised serious concerns about the fairness, professionalism, and consistency of their leasing practices. At my property tour, I was told that only tax returns would be required to move forward. After disclosing that I own and operate multiple established businesses, the requirements abruptly changed. I was then asked to provide unrelated documents, including a professional midwifery license, even though the space was not being leased for medical use. This is inconsistent with standard Maryland commercial leasing, where liability protections for landlords are handled through indemnification clauses and tenant insurance — not through credentialing. The leasing agent, Karen, further admitted on the phone that she was “not knowledgeable” about my field, and nevertheless concluded that she did not believe “it would work out.” She also stated that liability for my professional acts would “fall on” the landlord, which is legally inaccurate under Maryland law. Liability for professional services rests with the provider and their business entity, not with a landlord. What was most concerning was her disclosure that she had independently Googled my professional credentials using information taken from my email signature line — information that I never submitted as part of the leasing process. This demonstrates both a lack of trust in prospective tenants and a willingness to make preconceived assumptions rather than applying objective standards. I later learned that other tenants were not subjected to these additional requirements, which creates the appearance of inconsistent and selective treatment. Under Maryland law, commercial leasing standards are expected to be applied fairly and uniformly. All of this scrutiny and overreach was done in connection with a lease priced at just $450 per month — an amount that does not justify the excessive and inconsistent demands imposed. For prospective tenants, transparency, trust, and equal treatment are critical. Unfortunately, my experience with this office fell well short of those expectations.

I have rented a suite of four rooms at Courthouse Square for eight years. During that time I have been very impressed with the professional, prompt response of the property manager and her administrative assistant. Any problem I brought to their attention was acted upon quickly and efficiently. The maintenance team, a father and son, are talented carpenters, as well as caring and courteous. A handrail I requested was installed within hours of my request. The grounds are very well maintained and clean. I have enjoyed renting from Courthouse Square and would recommend it to any business.
