Prospective tenants of Unit 3502 (2 bed/2 bath), this one's for you. Here's our honest experience living at One Superior Place.
My partner and I moved into the apartment on a 6-month sublease with plans to renew. After speaking with management and the previous tenants prior to signing, we expected a typical year-over-year increase. Unfortunately, the renewal offer was nearly $400 more per month than what we were paying. After several conversations with management, who told us lease terms were determined by ownership and were non-negotiable, we made the difficult, stressful, and expensive decision to move.
When attempting to understand the increase, we were told that rate hikes like this are "not uncommon," (not just for sublets), so major warning if you're interesting in signing. The unit is now back on the market and has remained vacant for over 2.5 months at nearly ONE THOUSAND DOLLARS more per month than what were initially paying starting in September 2025 (just six months ago).
For the dog owners: I've lived in many apartments, but never one that claims to be "luxury" while so consistently neglecting the maintenance of its dog facilities. During the winter months, without exaggeration, there were often dozens of piles of dog waste throughout the dog run and even throughout garage we paid $300+ to park in. You can imagine what it was like when cars would run it all over. Waste would be left for days, even during dangerously cold temperatures, making the space virtually unusable, despite a fully staffed maintenance team and several complaints from other tenants.
One quirk of this specific unit is that the HVAC system (or something similar, pipes? I don't know) is situated directly above the unit. Every day, around the same time, we'd hear these loud noises multiple times per hour, which I can only describe as a bowling ball being dropped on the ceiling. It scared our dog so badly that she would hide in the bathroom for hours, shaking and panting, and often wouldn't eat due to stress. It only started towards the end of our lease, and I thought it was our upstairs neighbors for awhile. When I spoke to her, she confirmed it appeared to be an issue with the building's infrastructure.
We were also able to hear our neighbors through the vents, so for us, that meant dogs barking, babies crying, and regular-volume conversations. That comes with living in an apartment, but just know that sound travels significantly.
Finally, regarding "luxury" living: if you're looking for a small, severely dated gym/workspaces and a unit that aesthetically looks like it hasn't been updated since 2004, look no further than One Superior Place.
If you're a prospective tenant who can afford $4,471+ in rent, plus utilities, electric, and internet, I would strongly suggest exploring other options.
UPDATE: 2 hours after my co-tenant's review was posted, a woman named "Sarah S," claiming to be a resident of 4 years (with a seemingly AI-generated profile picture and no prior review history on Google) posted a 7 paragraph review of her own, line-by-line refuting our reviews. Makes you wonder why a “tenant” of 4 years would be checking their own apartment's Google reviews every few hours and take time our their day to write such a detailed response to a situation that doesn't impact her. She cared so much about our experience, it almost seems like she should apply for a job on One Superior Place's management team!
Management also publicly responded to our review claiming that we “threatened” them, (along with a handful of other fabricated statements) when all that we said was our experience with renewal will naturally factor into what we decide to share publicly as prospective renters deserve transparency around now renewals are handled. The extreme lack of professionalism from this management company and the lengths they went to paint us as liars/suppress honest feedback to salvage their own reputations/KPIs is beyond disturbing. Save yourself the trouble, and do not give this company your money.
