I was considering renting from this company; however, it’s extremely important to me to understand how current and former residents have been treated. It’s disappointing and concerning to see that so many residents needs and emergencies appear to have been neglected. I’m not sure who is overseeing operations, but there clearly needs to be some major improvements. This reflects poorly on the company’s reputation, and based on what I’ve seen, I would not feel comfortable, nor could I recommend family or friends renting from Top Notch Properties.

I typically don't leave negative reviews but I felt the need to genuinely warn others about this company now that my least is almost up. Renting from this company literally cost me hundreds of dollars. I had a toliet leak that they neglected to fix for a month and then refused to cover any of the resulting water bill. They also had previous water bills sent to their office and never notified me so this created an even bigger bill when I finally got it, and I had to run outside to stop the water company from turning our water off. I had to set up a payment plan with the city and it was still extremely difficult for me to pay this off. They also lied to me and told me that the city does dye tests to detect leaks (untrue) and that they give credits when leaks are fixed (also untrue). When the plumber (who thankfully was not from Top Notch directly) came he explained that the floor in the bathroom was so rotten that I needed to put in an emergency request to have it replaced or else I could fall through using the toliet or bathroom. I notified them in May and it's September and still not fixed. It's a miracle I haven't gotten seriously injured. Their maintenance people ALSO lied to me that they didn't work for Top Notch directly when they literally had a Top Notch vehicle sitting outside my house. They did not replace any of the floor, but instead spent 15 minutes nailing a piece of wood under the toliet so it wouldn't shake due to the rotting floor. I've attached pictures of the floor and them being jerking me around with my maintence request so they aren't able to reply and deny it. Speaking to the women in the office is like speaking to a badly parented 14 year old. Zero knowledge of basic repairs and rude for no reason. I hope someone sues or this company has to close. If I had the time and money I would do it myself because they would certainly lose in the state of Illinois. In the meantime if you value your safety and hard earned money please, please go elsewhere.

HORRENDOUS property management company. Too many things to even list. Lisa is extremely weak at communicating and following through with anything in a timely manner. They took over the water bills and just stopped paying the water company. When we called the water company, even they were relieved Top Notch was no longer managing our properties. This is just one example of many and the most recent. I’ve moved on from them and I’m still dealing with their mishaps from just a few months of managing my properties. If you want to go with Top Notch. Godspeed to you. UPDATE** Still dealing with random “Top Notch” mishaps. Top Notch has a roof vendor who botched two of our roofs. We had to call the vendors back out and tell them these roofs were done just a few months ago when they did not want to fix their half hearted work. Truly just a poor quality company who doesn’t care who they hire as vendors for their clients. If you’re paying this company to property manage, you’re simply just not getting your monies worth and they’re ripping you off with the poor quality service they offer. There are much better options in the Quad Cities. UPDATE 8/5/24 The final tenant we had from top notch, is finally gone. If Top Notch finds you a tenant, please know that Top Notch does not take pride in finding quality tenants. At all.
