This company seems obsessed with positioning itself as a “membership,” but a membership of what? High, outrageous prices? A constant police state where running your business involves constantly worrying about billing issues or feeling downright harassed, I would say. Let me explain why they took over the Guardian Chamblee location. We all had high hopes at first. The CEO gave a speech about how he also runs an e-commerce wig business, so he claims to understand what small businesses go through since he actually operated out of this building. Then he jokingly asked if anyone wanted to buy it. (I didn't find it funny) From day one, they said they were going to seal off the Dock doors we had been using. Okay, so basically telling all of us to move to the other side of the building and pay there “premium pricing” of 5k a month for 1,000 square feet. (Yeah right, lol 😆, sure thing) Then they took away the carts we used for years without any notice. I came into work and could barely operate. Then they put in steel cages that barely rolled. Okay, fine, I'll buy my own carts, and I did. By then, I could tell it was time for me to get out. I had issues with the property manager storming into my unit demanding to speak with me about some kind of BS in their handbook, their membership, and their arrogance. Or what a privilege it is to be a member. I told her, “Please to make an appointment, don’t just walk into my unit while I’m paying my employees on the clock and disrupt my business; I felt very disrespected as a tenant.” That was just went in one ear and out the other. I felt fear of what's next, kind of thing. I put in my 30 days, actually 28 days, just to.get out and was told I would have to pay for this month and next month. Okay, sure, no problem. But then, “we will keep your deposit.” What? Was beyond angry. A completely unethical organization, almost criminal, to be straightforward. They also charged me $69 for what? Their bills don’t even have a breakdowns of anything. I wish I could just bill my customers for whatever I feel like without an explanation. If you’re desperate and need a place to go, be prepared and warned—it won’t be any kind of permanent home for you. Only go if your back’s against the wall and there are no other options. Of course, they know that and will take full advantage of it almost like predators.

Keep in mind you are signing membership agreement, not a lease. There are absolutely no Tenant rights. Check with your insurance company first, items, equiptment, and inventory can not be properly insured. I’ve rented up to four units with them within the last 2 1/2 yearrs. Each time it was time for my deposits to be returned, the return was delayed past a 30 to 45 days, the earliest I received my deposit back was 65 days. I am still waiting on my last deposit. During the 2.5 years I noticed management take full ownership of business equiptment from businesses. For example, the forklift used daily, was actually owned by a tenant, Spray Foam Genie. Secure doors are left open daily, putting inventory at risk. There are no ceilings in the rooms, exposing, tenants to harmful gases, fumes, particles, and knats. There are several companies making products exposing whatever they are doing to the common airflow. Additional fees are charged selectively, and randomly depending on the tenant. Proceed with caution.
