Based on direct experience, the management practices raise significant concerns regarding tenant rights, operational stability, and lease compliance. **1. HVAC Control – Interference with Quiet Enjoyment** Tenants do not have control over the temperature in their own suites. On multiple occasions, the thermostat has been set as low as 69 degrees with no ability to activate heat. For licensed massage therapists, maintaining appropriate room temperature is not optional — it directly impacts client safety, comfort, and revenue. Under Florida law, commercial tenants are entitled to quiet enjoyment of their leased premises. Restricting basic environmental control in a manner that interferes with lawful business operations raises legitimate legal concerns. **2. Entry Without Notice** Although the lease reportedly limits entry to emergencies, there have been instances of individuals entering suites without prior notice or consent. Even in commercial settings, landlords must act reasonably and within the terms of the lease. DO NOT RENT HERE. If I could give this place zero stars, I would. From the moment I moved in, this place has been nothing but a nightmare. Management repeatedly shuts off the AC while tenants are working—I have plenty of photos to prove it. They claim to have 24/7 access, but that is completely false. They will shut off the air if you try to cool or heat your suite, making it impossible to work. Emergency situations are ignored. When my roof flooded a few weeks ago, I called the emergency line and was sent straight to voicemail. No one ever followed up. They told me they’d bring buckets for the flooding and never came back. I’ve now had a crack in my ceiling for weeks with a trash bag taped to it as their idea of a “fix.” I was forced to cancel a weekend class because the AC was shut off the entire weekend, and they refused to refund me for the class or compensate me in any way. I lost income and received zero accountability. The neighbor next door is not licensed and does not work for the building, yet management allowed him to tear apart the walls. This caused cracks in my walls and he even shut off my water—none of which has been repaired or addressed. Because I work late, I installed cameras for safety. Management sent me and other tenants a cease-and-desist for having a Ring camera, clearly to avoid responsibility for illegal activity happening in the building. Shortly after, one of the women working here was attacked—there were no cameras because management forced us to remove them. The elevator has been broken for over a year. At one point it was down for nearly six months, causing many tenants to cancel appointments because their clients couldn’t use the stairs. No refunds or reimbursements were ever given for lost income. I was personally stuck in the elevator for over an hour while calling their emergency line with no response. I had to call 911, and afterward I was scolded for doing so—even though they later locked the elevator because it was clearly unsafe. Today alone, I worked from 9 a.m. to 6:30 p.m. in an 80-degree suite before they finally turned the AC back on. This place is a pretty picture on the outside, but the owners are dishonest and careless. They would rather shut off your air so you can’t work than allow you to earn money to pay rent. The owners is unreachable, unresponsive, and unprofessional. Manager Kimberly here has helped me more than the owners have. She’s been the only one who’s listened to me at all this whole time. Do yourself a favor and look elsewhere. This place is an absolute joke. RUN FAR, FAR AWAY.
