We rented an office from Runway in the Fall of 2023. After about six months, we decided to pursue other alternatives. Before getting into why, let me share my previous experiences with co-working offices. For most of the last 5+ years, I rented an office at a REGUS co-working facility in Glendale, CO. This was my first experience with co-working and all opinions about our experience at Runway are based on the comparison between nearly identically priced options from both organizations. I'll start with the positives. Runway's location at 2273 Central Park Blvd is ideal for anyone in the Central Park community looking for a convenient place to work. Parking is ample/free, and there are several restaurants and coffee shops in walking distance. Our office itself was perfectly adequate for our needs as well. It was a decent size, with good natural light. While we liked the location and building itself, the customer service provided by Runway was the main factor in our decision to leave. The manager of the facility often does not arrive until 10a or after most mornings. For early birds like me, this means unlocking the office, and fumbling around in the dark looking for the lights in the shared spaces in the morning. In addition, the thermostat is on a locked timer and the office is set to around 60 degrees, which makes for a cold start to the workday – when we hosted company meetings in the downstairs offices, they were quite uncomfortable. The upstairs kitchen area is fairly spartan (they do provide some dishes/silverware, but no extras like coffee) and consistently dirty (trash not taken out, fridge unclean/smelly, dishwasher was rarely run, etc.). We addressed all of these concerns with the building manager, but saw little improvement. Our invoice was rarely sent on time, which meant we were often asked to pay 2-3 months' rent at a time. Another annoyance is that tenants are expected to clean their offices and empty their own trash each day. Finally, in the 6+ months we were there, I can't remember Runway ever providing coffee/bagels/donuts or doing anything to promote community among the inhabitants of the space. This is all contrasted to my experience at REGUS, where a friendly community manager was usually there when I arrived, the facility offered free coffee/tea and had monthly lunches for all tenants. The billing was more timely/professional, and they provided basic janitorial services (they emptied the trash each workday evening and did occasional vacuuming). In addition, the monthly rent was within a few dollars of what Runway charges for a similar sized office. As a small business owner, I strive to go above and beyond for my clients and found the lack of customer service orientation at Runway disheartening enough that we decided to take our business elsewhere.
