Overall Cobham services is good with plenty of parking and a really good choice of food outlets, Regus, I think is meeting rooms etc that I've never visited.

I use Regus services regularly, and the Cobham location stands out as one of the best for reliability and excellent staff support. It is surprisingly and conveniently located right inside the M25 J9/10 Service Station. Office Space & Features The Regus Hot-Desking Office, Cobham Services (M25 J9/10) provides these excellent facilities: Offerings: They provide Day Offices—on-demand office space perfect for when you need to get your head down and do focused work being between runs on the M25. Access: This location is open 7:30 am - 6:00 pm. Quiet Policy: Crucially, they follow and respect a quiet space policy, which is an essential rule for my focused work. Amenities: Unlimited coffee and tea are available for an extra charge (I always use this option!). Pricing: You can charge by the hour or the day. For non-members, daily rates start from £75 per day. Based on my past visits, a couple of hours usually costs something below £10. Note that I use my Regus membership package (which I love—it's a life saver, but the app requires so much effort and must be fixed), and I don't know the exact current non-member prices, so please check yourself. Service for the Price: For the cost, you get stable Wi-Fi and a decent, functional workspace. Reliable Wi-Fi: I have consistently experienced stable and dependable Wi-Fi during all my visits, which is essential for important calls. Crucial Booking Tip (Read Before You Book!) The Regus centralized booking system is, unfortunately, not the most reliable. They call it "flexible booking, in advance or on the day," but I honestly warn you: don't risk booking "on the day"—secure your booking, even for just 1 hour, in advance. My strong advice is to switch to manual mode after booking online: Call or email the local team to double-check your booking. This is because the local team, particularly Lesley, is exceptional. As a Regus member who knows the glitching system well, I know she's the go-to person. Last time, when the system was completely off, Lesley still managed to make me a desk without a booking. Hooray to human power and flexible coworking! A Huge Thank You to the Team A massive thank thank you to Lesley and the entire team. I appreciate seeing how you struggle with the consequences of being part of a big chain with a sometimes awful system, yet you consistently go the extra mile to fix it manually. Thank you also for the kind support and cheerful chat on a day when I was particularly upset after a bad Zoom call. Your efforts are genuinely valued and appreciated by regulars like me! Keep up the excellent work. Edit: Appreciate the prompt reply from the owner! It is great to see such active management.

This company is an absolute joke. Their systems are beyond belief. I booked a meeting at this centre for a Saturday through their online system and received an email with instructions on how to access the building. Then, the day before the meeting, I received another email at 00:01 stating that I had cancelled the meeting—which I hadn’t. Clearly, it was a system-generated error. I called them in the morning to figure out what happened, and they told me that since the meeting was on a weekend, they couldn’t accommodate it. When I asked why I was allowed to make the booking in the first place, they said, "It’s not us, it’s the system." On top of that, their customer service is outsourced abroad, and the representatives were incredibly rude. I had to make multiple arrangements for this meeting, including paid childcare, which I couldn’t cancel. When I explained this, the person on the phone said, "I get your point, we’ll keep it in mind for the future." What a joke! Considering how expensive this service is, you'd expect at least some integrity and ethical behaviour.

I had problems accessing my meeting room because I booked it for a 1hr slot, but then called the customer service to start the meeting 30minutes earlier. The IT system would not update and I missed half my meeting.

Honestly the worst. They hike their rent up massively. One of our increases was over 100%. Most tenants move to the clockwise ultimately, so save yourself the pain and just go there in the first place. We constantly experienced the smell of Mariana on our floor. We had the police question in because someone in the building was shouting sexual abuse out of the window. I damage my car getting out of the car park by having to drive up a footpath as the barrier wouldn't work. I was given a fob that opened every door in the building. Great security. Front door was constantly left open. I witnessed a fight in the communal hall ways. I could honestly write an essay.
