Beware of the contract terms before signing with this company!! I want to warn others to read the small print very carefully. The contract is presented in a way that suggests there is a simple three-month notice period. However, in practice, it operates as a yearly rolling contract with a fixed renewal date based on the original signing date. For example, if you signed the agreement in June, the contract automatically renews each year in June. Even if you have been with them for several years, you can only terminate on that renewal date by giving three months’ notice before June. If you give notice in September, you will still be liable to pay until the following June — effectively another 9–11 months — even if you are no longer using the office. I was with them for six years. When I gave three months’ notice, I was informed that I still had to pay for a further nine months, despite not using the premises. They also do not send reminders of your contract renewal date, so it is very easy to forget when the notice window applies. In my opinion, any company that requires payment for services that are no longer being used, and relies on complex contract wording to maximise profit, and its dodgy. The management also increases office fees by 5–10% annually, attempting to extract as much as possible from clients. Be very cautious about agreeing to such increases. Below is the relevant extract from their Terms and Conditions: Agreement End Date and Termination 2.1 This Agreement shall be deemed to have been renewed on each End Date upon these terms and conditions, with Total Fees reflecting the higher of the passing sum or the fee obtainable on a comparable open market agreement at the time of renewal, for a corresponding further period or periods of the Duration to a new End Date, until terminated by either party in accordance with 2.2 below. 2.2 This Agreement may be terminated by the User on the initial End Date or any subsequent End Date, by giving the Operator written notice on the date that is three months prior to that End Date. The Agreement shall terminate on the last calendar day of that month.

This is a genuine review. Anything above 1-2 stars is fake. Landlord office was asking everyone to leave reviews and any reviews with higher stars are from inside the circle. Building is not maintained properly. Constant leaks and other issues. Landlord never sorts anything. Keeps increasing rent under the pretext of improving building but that's not true. Building is badly secured. There were two break-ins within few years time. End of 2025 all building was broken into. There was NO CCTV installed at all. No alarm just glass door and 15 years old lock. When moving out no deposit was refunded falsely claiming damage to the property which most of damage was landlords fault and caused by leaks from drains. This is the worst renting experience I've ever had. Read about VIRANI family and 90's how the money was made and make a decision if you want these people to be your landlord

Had a really good experience dealing with Rahiib throughout the whole process. He was easy to speak to, not pushy at all, and very accommodating when it came to working things out properly. There were a few details around pricing and payments that needed clarifying and he took the time to go back to his accountant, explain everything clearly, and make sure it was handled fairly. Communication was solid the whole way through and nothing felt rushed or pressured. Overall, the process felt smooth and straightforward, and Rahiib was genuinely helpful from start to finish. Would definitely recommend if you’re looking for an office space without the usual stress.
