Adam (and Max) was fantastic from start to finish in the sale of our Hoxton Square loft. We literally couldn’t have sold it without TBA and their persistence through setback after setback, all of which were out of their control. There is simply not another agent in the East End which will provide a service as tailored as the one which Adam and the rest of the team offer. Do not hesitate to instruct TBA as you will not receive half the service from other agents.

As a first-time buyer, my advice is to independently verify every representation made by them during the buying process and ensure everything is reflected in your legal documentation. My experience has been very disappointing. I received written assurances regarding the service charge before purchasing the property, but it has since increased from around £1,500 per year to almost £4,000 for a building with no gym, no concierge and no other premium amenities. This has had a significant financial impact. The service charge amount was a deal breaker for me. I was also left with the impression that the transition from leasehold to share of freehold would happen relatively promptly. I completed my purchase in April 2025, and I am still waiting for the transfer to be completed. Finally, I was assured by the representative from Bespoke that I would be able to replace the carpet with hard flooring, only to discover after completion that the lease prohibits this without consent. Overall, I would strongly encourage first-time buyers to obtain written confirmation of everything, ask their solicitor to verify every representation, and not rely solely on verbal assurances by the agents during the sales process.
