Green Key Estate Agents Ltd I feel it’s important to clearly explain what “went wrong,” as this was not a minor service issue but a sustained and deeply damaging experience for my team. The environment at Cromwell House caused significant distress to my staff — particularly my female team members — who were left working in persistently freezing conditions. Despite repeated requests, the heating was not adjusted. Over time, it became increasingly clear to us that this was not being treated as a facilities issue but rather as a means of control, which was deeply concerning. On one occasion, one of my team’s hands were so cold she was unable to type. This was compounded by the wider conduct of centre management, which we — along with many other centre residents — found unprofessional, intimidating, and manipulative. We were warned by other tenants on arrival about the culture within the building, including the ostracising of clients, an uncomfortable atmosphere unless one aligned with a particular narrative, and the fostering of a toxic working environment. Unfortunately, those warnings proved accurate. We witnessed multiple members of centre staff leave, citing management conduct as the reason, including individuals personally recruited into the role. There were also serious ethical concerns raised around conflicts of interest with contractors, which further undermined trust and professionalism. From a business perspective, we were: Charged additional and unexplained fees Promised decorating work that was never completed Forced to pay for our own decorator to make good the office Left dealing with under-delivery from the very start of our tenancy I raised concerns about bullying and the hostile environment directly with senior management. Unfortunately, these warnings were not acted upon, and no meaningful steps were taken to protect my staff or improve conditions. Ultimately, my team asked to be removed from Cromwell House. As a business owner, I have a clear duty of care to my employees. I could not continue to expose them — or family members working within the business — to that level of stress, discomfort, and mistreatment. We would have stayed and grown our business with Regus. Instead, we were forced to vacate to safeguard our team’s wellbeing. I was a Regus client for nearly eight years previously, beginning in 2009, during which time the standard of service and centre management was excellent. It is deeply disappointing to see how far that standard has declined. Stronger leadership oversight, ethical scrutiny, and improved management selection are clearly needed. Regus has unfortunately failed Green Key Estate Agents Ltd. I share this experience so that other SMEs can make informed decisions.

Green Key Estate Agents Ltd experience with Regus (IWG) Lincoln has been extremely disappointing and damaging for us as a small business. What was presented as a simple, flexible office solution quickly became a stressful and confusing ordeal filled with inflated fees, unexpected add-on costs, and a complete lack of transparency from the beginning. From the start, the communication around pricing and terms was unclear, and many charges made little or no sense. As a small business, we rely on straightforward information — instead, we were met with ongoing confusion and financial surprises. Unfortunately, the issues didn’t stop there. The behaviour from the centre manager, Sarah, made the working environment incredibly uncomfortable for myself and my team. For around six months, we felt subjected to bullying tactics, awkwardness, and unprofessional behaviour, which created a negative atmosphere every time we entered or left the building. No business — especially a small growing SME — should have to operate under that kind of pressure or discomfort. This entire experience has had a genuine impact on our team’s wellbeing and morale. I would strongly advise any SME to explore alternative options before entering into a service agreement with Regus/IWG. There are far better, more cost-effective providers out there who won’t add unnecessary stress or affect your mental health the way this company has affected ours. We currently provide cleaning services at Regus Lincoln. Our team absolutely love cleaning the premises. It is a nice, friendly and professional environment. Sarah, the onsite manager is amazing to work with. She constantly checks in with us to ensure we have everything we need and is always making sure the businesses on site are happy with the service. Regus Lincoln is a great place for our company to operate from. The building is clean, the facilities are reliable and the atmosphere is professional, which makes it a genuinely good environment for day to day work. As the Operations Manager of a company based here, I interact with the centre regularly and have always felt confident in the way it is run. A huge part of that positive experience comes down to Sarah Kelly, the centre manager. Her presence really sets the standard for how the centre operates. She always greets you with a genuine hello, and although it is a simple gesture, it adds a human touch that makes a big difference, especially on stressful days. Sarah’s leadership is consistently impressive. Even during times when she has not had steady or fully developed support around her, she keeps the centre running smoothly. Her organisation, commitment and calm approach ensure that businesses here experience a reliable, well managed environment every day. Regus is not only fortunate to have her, they are fortunate she is capable enough to manage so much of the operation on her own. It is also fair to say that Sarah plays a major role in why many of us choose to stay at this location. Speaking for myself, and likely many other businesses here, if she were to move on it would genuinely make us reconsider staying. The difference when she is not in the building is noticeable, which shows just how important she is to the smooth running of the centre. Regus Lincoln is a strong centre, and Sarah is a key reason why. Highly recommended.
