I really wanted this to work out, which makes writing this review even harder. I signed a long-term lease specifically because the space was advertised with 24/7 access, and as a small business owner, that flexibility mattered to me. What wasn't disclosed before we signed is that the lights and HVAC are shut off after hours. I only found this out once I started using the space. When I raised the issue, I were told the building keeps them off after hours to save on costs and to support the "eco-friendly" image the property is marketed with. What's frustrating is that other floors and businesses in the same building do have their lights and HVAC running after hours, so it doesn't feel like a consistent policy; it feels selective. The suggested "solution" was to bring in my own lamp and a fan, while they can just put in a request for the lights and HVAC to be on after hours, same as during the week. I'm not the only one. Several other small business tenants here are in the same position, paying for round-the-clock access on paper, but without the basic utilities needed to actually use the space comfortably or safely during those hours. I don't say any of this out of spite. The location itself and the staff have been genuinely pleasant to deal with. But if 24/7 access is a selling point for you, please think again. To future tenants: don't assume "24/7 access" means "24/7 usable." Ask first. I wish someone had told me.

Ms. Franca at the front desk has a very warm and friendly personality. She is always welcoming and approachable, which makes every interaction pleasant. Her positive attitude creates a great first impression.

I have been a Regus customer for many years. Regus provides an exceptionally high level of service - this location is no exception. Franca, a community associate, is one of the best receptionists you’ll ever meet. She is professional and efficient, yet kind and caring. Rhiannon, the centre manager, ensures that the office runs like clockwork. Whether you’re looking for a physical office, a virtual office or a place to hold a meeting, I highly recommend you check out the Regus office at 4711 Yonge Street. It’s centrally located with subway access.
