Really love Building Design and Architecture. Located in the heart of Toronto's Discovery District. Beautiful Modern Building in Downtown and few steps from TTC Line 1 Queen's Park Subway station. Wheelchair Accessibility Entrance available.

SRI offers competitively priced modern office space in downtown Toronto for small technology startups. Some highlights: * Incredible location overlooking queens park * Price/square foot is competitive for the area * Shared winter gardens on 7th and 10th floors and beautifully designed and I would say are the highlight of the space * Building and offices are professionally cleaned every day (no extra fee) * Large fridge and microwave in shared kitchens * Temperature control in offices * Ultrafast wired connection available * Kibo bakery and sushi is coming to the building soon! Some comments for prospective tenants: * Shared kitchens are not stocked so tenants will have to bring their own supplies. * Deliveries cannot be received by security, they must be received by tenants, can be quite inconvenient if you are busy when the delivery shows up. I did have one delivery received by security when I wasn't there, not only was the package "lost" but I was never compensated and security cameras were coincidentally malfunctioning so no investigation was performed. * Shared spaces may unexpectedly be closed for UofT private events (this is part of the lease agreement but just mentioning that it does happen quite often) * Limited accessibility for cyclists (the building is actively working on this with a promised security cage to be installed by early spring 2024) * The long narrow window design looks unique for sure but ultimately let's far less light into the offices. * The building is owned and managed by UofT this means there is a lot of bureaucracy when it comes to things like negotiations or legal matters Overall the positive aspects far outweigh the negatives and I'm happy to have a modern location for startup offices downtown!
