PERMANENTLY CLOSED with ZERO Notice Due to Non-Payment of Rent Warning to all potential clients: Do not trust this company with your business address. I was a Virtual Office client at the 2020 Winston Park Drive location. On November 7, 2025, I received an email stating the location was closing 'effective today'—giving me absolutely zero notice to manage my business mail or operations. When I arrived at the office in person to retrieve my mail, I found the doors locked with a Landlord's Termination Warrant posted on the glass. The notice clearly states that the tenancy was terminated due to Zemlar's monetary breach, owing over $187,000 to their landlord. Because Zemlar failed to pay their rent, paying clients like myself are locked out. I have paid for this month's services which I can no longer use, and I now face significant costs to reprint all my business cards and marketing materials that listed this address. Their only solution was to offer 'one month free' at a different location, which does not compensate for the disruption to my business or the money I have lost. This is not a stable partner for any professional business. It wasn't just virtual clients like me affected; I witnessed permanent office tenants frantically trying to move their entire businesses, furniture, and files out on the same day. The distress caused to these business owners was visible and heartbreaking. On the door, I found a Landlord's Termination Warrant posted by the bailiff. The notice clearly states that the tenancy was terminated due to Zemlar's monetary breach, owing over $187,000 to their landlord. Because Zemlar failed to pay their rent, paying clients are locked out instantly. I have paid for this month's services which I can no longer use, and I now face significant costs to reprint all my business cards and marketing materials that listed this address. Their only solution was to offer 'one month free' at a different location, which does not even begin to compensate for the massive disruption, the moving costs for physical tenants, or the damages to my business. This is not a stable partner for any professional.

Terrible experience, the front end lady in unit 200 was rude, saying this is not my job. She was doing nothing when I was asking her to help me. Extremely unprofessional and I felt like she was doing a favor on me by doing her own job. No customer service at all.

I left ZEMLAR office since Jan 15th 2025 and almost 2.5 months gone and ZEMLAR office team is not my refunding my deposit. I sent multiple reminders and they are not responding.

I did not enjoy meeting with the front desk staff member named Beverley. She was not helpful and was very difficult to communicate with. She was not at her front desk all afternoon last week when I needed to speak with her. Not much service happening at this location.

2020 Winston Park Drive has a 24/7 availability that comes with a monthly membership. Hourly and day passes usually only allow for access during regular business hours.
Most, if not all, amenities are available to you as a member, regardless of the type of membership. Some shared spaces, like the meeting rooms, need to be booked in advance and private offices are only available for those with a subscription. However, all the other areas, like the lounge, kitchen and breakout spaces, are usable by every member. All complimentary services are available and anything ancillary can be purchased or negotiated with Zemlar Offices.
