Imperial Properties managed my condominium for more than eight years, and the experience was nothing short of a disaster. Throughout their tenure, there was a constant revolving door of property managers, resulting in poor communication, a lack of accountability, and little to no continuity in management. The property itself was routinely neglected, with maintenance issues ignored for extended periods and basic upkeep consistently falling behind. The most egregious failure was their handling of our reserve fund. Imperial Properties approved the release of over $45,000 to a contractor without conducting adequate due diligence or oversight. That money has still not been recovered. Losing such a significant amount of owners' funds due to negligence is inexcusable and demonstrates a shocking lack of competence. Maintenance and management requests were frequently ignored until problems escalated into emergencies. In many cases, action was only taken after the city became involved and forced compliance. Rather than proactively managing the property, Imperial Properties consistently operated in a reactive and negligent manner. At the same time, fees increased substantially, yet meaningful explanations for those increases were never provided. Owners were expected to pay more while receiving declining service, poor communication, and inadequate maintenance. I would never recommend Imperial Properties to anyone seeking a property management company. If you are looking for professionalism, accountability, transparency, proactive maintenance, or effective communication, look elsewhere. After more than three decades of dealing with businesses and service providers, this is one of the worst-managed companies I have ever encountered. Do yourself a favor and choose literally any other property management company.

I am the past president of Winnipeg Condominium Corporation #1013. Imperial has been managing our property for over 5 years and has done an excellent job. They always exhibit a high level of professionalism and care. Their online portal is very user friendly and is easy to submit a work request and view live financials. I also want to thank our property manager Geoffrey Divino who has consistently gone above and beyond with his professionalism and work ethic and is always generous with his time. Geoffrey is very effective at managing a busy property.
