The Crown Estate has announced plans for two new developments in London\u2019s West End \u2014 10 Piccadilly and 21-29 Glasshouse St \u2014 together delivering 169,300 square feet of office, retail and hospitality space.<\/p>\n

The Grade II-listed 10 Piccadilly, formerly home to Swan & Edgar and Tower Records, will be refurbished to provide 62,700 square feet of offices; a 26,400 square-foot hospitality destination; and 1,700 square feet of retail. At 21-29 Glasshouse St., two existing office buildings will be merged into a single, 63,000-square-foot workplace scheme with 15,500 square feet of retail.<\/p>\n

Kristy Lansdown, managing director of development at The Crown Estate, said the projects were about \u201csensitively bringing heritage assets into their next chapter, creating outstanding new office, retail and hospitality spaces for London,\u201d adding that the ambition was to \u201cshape a destination that continues to attract world-class businesses and visitors, while strengthening the city’s future resilience.\u201d<\/p>\n

Both projects form part of what The Crown Estate describes as its largest-ever development programme. They follow the recently announced redevelopment of One Hanover Street, which is fully pre-let to Ares Management, in addition to three schemes announced in 2024 that will collectively add 250,000 square feet of commercial space across Regent Street and St James\u2019s.<\/p>\n

The property at 10 Piccadilly will also target top-tier sustainability ratings, including BREEAM Outstanding, NABERS 5 Star and WELL Platinum.<\/p>\n","protected":false},"excerpt":{"rendered":"
