Especially when commuting to and from work takes roughly an hour per day, according to Census data (and even more in large cities, like Washington, D.C.; Boston; and New York), the prospect of having everything you need under one roof becomes all the more appealing.<\/p>\n<p style=\"text-align: left;\"><span data-contrast=\"auto\">With this in mind,\u00a0we focused on identifying the top U.S. cities with the most live-work-play developments completed over the past 10 years and tracked their evolution during this timeframe. During the last decade, 542 LWP developments opened their doors with another 94 on track for 2026 through 2029. Notably, there\u2019s been a clear uptick in activity in recent years with 2025 recording the highest number of mixed-use developments \u2014 67 in total. Momentum continues in 2026 with 69 buildings slated for completion by year\u2019s end. Now, with\u00a0<a href=\"https:\/\/www.coworkingcafe.com\/blog\/national-coworking-report\/\">8,854 locations nationwide<\/a>, it\u2019s no surprise that a few found their way into mixed-use developments. Specifically, between 2022 and 2026, the number of coworking spaces in LWP buildings rose from 35 to 56.<\/p>\n<p><span data-contrast=\"auto\">Clearly, the\u00a0growing integration of coworking in mixed-use developments\u00a0represents\u00a0a natural response to current job market conditions:\u00a0More than 21\u00a0million\u00a0workers across the U.S.\u00a0are working full-time or partially remotely\u00a0\u2014\u00a0an 85% increase from 2020.\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Furthermore, companies continue rolling out return-to-office policies without having the space to accommodate\u00a0all\u00a0of\u00a0their employees, prompting leaders to choose flexible offices over long-term traditional office leases. Starting with seven buildings in 2016, this number steadily increased until it reached 119 in 2025. Additionally, significant increases stand out in 2025, when 31 buildings joined the LWP footprint, as well as in 2022 and 2023, when the city gained 17 and 12 new mixed-use developments, respectively.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Although LWP development is seemingly slowing with five buildings in the pipeline for 2026 and one each in 2027 and 2028, New York still far outpaces any of its contenders. Here, the limited space for expansion, combined with the city\u2019s predisposition for density, makes the rise of mixed-use buildings a natural response for urban planners.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">New York also follows the national trend with residential units claiming 72% of total LWP square footage, while office occupies 20%. Within these office spaces, there are 17 coworking spaces \u2014 a fitting number for one of the leading U.S. coworking markets.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<div style=\"position: relative; width: 100%; height: 0px; padding: 48.72% 0px 0px; overflow: hidden; will-change: transform;\"><iframe style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border: none; padding: 0px; margin: 0px;\" src=\"https:\/\/e.infogram.com\/bdb0d3e0-f5b8-488e-a890-0840d93a95d5?src=embed&amp;embed_type=responsive_iframe%22 title=\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/div>\n<p><span data-contrast=\"auto\">Home to 15 live-work-play buildings, Miami comes in second on our list. In the years before the pandemic, growth here was minor, yet steady, with one or two buildings entering the real estate market each year. Then, post-pandemic, the sector gained momentum from 2022 onward, delivering 11 mixed-use developments by 2025. Now, three buildings await completion in 2026 and 2027, although Miami\u2019s flourishing economy and expanding professional scene could accelerate that pace.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Mirroring NYC, residential spaces dominate LWP square footage at 73% with office at just 19%. But, even as Miami hosts 89 coworking spaces citywide, only one LWP building contains a flex office, pointing to an untapped market within mixed-use developments.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<div style=\"position: relative; width: 100%; height: 0px; padding: 48.72% 0px 0px; overflow: hidden; will-change: transform;\"><iframe style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border: none; padding: 0px; margin: 0px;\" src=\"https:\/\/e.infogram.com\/13334dc7-e48b-4eac-98a6-4baebf1c6c24?src=embed&amp;embed_type=responsive_iframe%22 title=\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/div>\n<p><span data-contrast=\"auto\">Beyond the second-highest number of LWP developments, Chicago also claims the third-highest number of coworking spaces within these buildings, which is appropriate for <\/span><a href=\"https:\/\/www.coworkingcafe.com\/blog\/national-coworking-report\/\"><span data-contrast=\"none\">the second-largest coworking market in the U.S<\/span><\/a><span data-contrast=\"auto\">.\u00a0Among Chicago\u2019s 15 LWP developments\u00a0\u2014\u00a080% of\u00a0which are\u00a0Grade A\u00a0\u2014\u00a0six currently host coworking spaces.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Interestingly, the pandemic\u00a0didn\u2019t\u00a0disrupt the LWP movement\u00a0here.\u00a0Roughly the\u00a0same number of\u00a0seven live-work-play developments\u00a0were introduced into the market\u00a0both\u00a0before and after 2020.\u00a0Otherwise, the residential-office-retail split follows the national pattern.\u00a0Residential\u00a0accounts\u00a0for\u00a070%\u00a0of total LWP square footage, while\u00a0office spaces\u00a0and retail cover\u00a021\u00a0and\u00a09%, respectively.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<div style=\"position: relative; width: 100%; height: 0px; padding: 48.72% 0px 0px; overflow: hidden; will-change: transform;\"><iframe style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border: none; padding: 0px; margin: 0px;\" src=\"https:\/\/e.infogram.com\/ad35ec9c-0af3-44c9-b68a-2f99268ab3ed?src=embed&amp;embed_type=responsive_iframe%22 title=\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/div>\n<p><span data-contrast=\"auto\">Seattle claims the third-largest selection of mixed-use developments constructed in the past decade. Half of the 14 LWP buildings here house coworking spaces, which represents the second-largest pool of flex office space. And, with more than 31% of Seattleites working fully or partially remotely, the demand for coworking runs deep, appearing not only in mixed-use developments, but also across the city.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Seattle also\u00a0bucks\u00a0the national trend of residential dominance in LWP buildings.\u00a0In this area, office\u00a0spaces\u00a0command 49% of mixed-use square footage\u00a0and\u00a0multi-family spaces\u00a0are\u00a0close behind at 47%.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">The city saw a post-pandemic spike in mixed-use buildings:\u00a0Three new properties opened in 2021, followed by four in 2022.\u00a0However, that momentum faded\u00a0in the next two years,\u00a0before activity resumed in 2025.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<div style=\"position: relative; width: 100%; height: 0px; padding: 48.72% 0px 0px; overflow: hidden; will-change: transform;\"><iframe style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border: none; padding: 0px; margin: 0px;\" src=\"https:\/\/e.infogram.com\/a89c70fd-3e21-4179-8d65-f9a9e1231ae0?src=embed&amp;embed_type=responsive_iframe%22 title=\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/div>\n<p><span data-contrast=\"auto\">A little more than half of Philadelphia\u2019s mixed-use developments opened before the pandemic, reflecting early enthusiasm for the LWP model. Then, the\u00a0trend continued post-2020 with five new developments completed\u00a0and two more\u00a0planned\u00a0for 2026.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Philadelphia also has the third-largest share of office space in LWP developments,\u00a0representing\u00a043% of the total area.\u00a0That said, residential still leads at 48%\u00a0and\u00a0retail accounts for the remaining 8%.\u00a0And, while\u00a082%\u00a0of local LWP buildings carry Class A ratings, none currently\u00a0house\u00a0a coworking space, which is\u00a0a notable gap.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<div style=\"position: relative; width: 100%; height: 0px; padding: 48.72% 0px 0px; overflow: hidden; will-change: transform;\"><iframe style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border: none; padding: 0px; margin: 0px;\" src=\"https:\/\/e.infogram.com\/0fcc6854-a6dd-49aa-bb3e-2acd669a620b?src=embed&amp;embed_type=responsive_iframe%22 title=\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/div>\n<p><span data-contrast=\"auto\">With 11 LWP developments apiece, Atlanta and Philadelphia share their spot in the ranking. Unlike Philadelphia, Atlanta saw more of its mixed-use buildings open after the pandemic \u2014 six were completed since 2020 with two more on the way for 2026.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Given Atlanta\u2019s status as one of the top U.S. coworking hubs,\u00a0it\u2019s\u00a0surprising that only three mixed-use developments have flex offices. The\u00a0most likely culprit\u00a0is limited office space.\u00a0Offices account for just\u00a017% of total LWP square footage,\u00a0whereas\u00a0residential dominates\u00a0at\u00a074% and retail at\u00a09%.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<div style=\"position: relative; width: 100%; height: 0px; padding: 48.72% 0px 0px; overflow: hidden; will-change: transform;\"><iframe style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border: none; padding: 0px; margin: 0px;\" src=\"https:\/\/e.infogram.com\/31967ca4-d771-4cf1-9fc6-a623771a8d54?src=embed&amp;embed_type=responsive_iframe%22 title=\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/div>\n<p><span data-contrast=\"auto\">Columbus embraced the LWP movement early by opening seven mixed-use buildings between 2016 and 2020. But, activity slowed afterward with just three LWP buildings opening in the post-pandemic years and one more on track for 2026.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Despite Columbus\u2019 many office-based industries and Class A ratings on more than half of its LWP buildings, none of these developments include coworking spaces. Otherwise, office areas account for 28% of total LWP square footage, which is almost the same as the national average.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<div style=\"position: relative; width: 100%; height: 0px; padding: 48.72% 0px 0px; overflow: hidden; will-change: transform;\"><iframe style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border: none; padding: 0px; margin: 0px;\" src=\"https:\/\/e.infogram.com\/4a83d8c9-2ff7-4fd5-a4f1-fb4e0b8c8703?src=embed&amp;embed_type=responsive_iframe%22 title=\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/div>\n<p><span data-contrast=\"auto\">In\u00a0the\u00a0last decade, Portland added 10 mixed-use developments to its urban fabric.\u00a0First, six opened between 2016 and 2018, producing\u00a0a spike followed by a two-year pause.\u00a0Now, while LWP developments are\u00a0still being built post-pandemic, in some years (like 2022 and 2024)<\/span><span data-contrast=\"auto\">,<\/span><span data-contrast=\"auto\">\u00a0the process halted completely.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">That said, developers\u00a0here\u00a0have prioritized quality with 70% of LWP communities earning Class A grades. Yet,\u00a0despite that quality and\u00a0the\u00a0remote worker base of\u00a0more than\u00a090,000,\u00a0only one coworking space\u00a0operates\u00a0within Portland\u2019s mixed-use buildings.\u00a0In this case, limited office square footage may be the reason: Portland mirrors the national norm with residential units\u00a0dominating\u00a0and offices claiming just\u00a032% of LWP space.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<div style=\"position: relative; width: 100%; height: 0px; padding: 48.72% 0px 0px; overflow: hidden; will-change: transform;\"><iframe style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border: none; padding: 0px; margin: 0px;\" src=\"https:\/\/e.infogram.com\/bad8bbe9-5d54-4be1-98b7-a50af813c539?src=embed&amp;embed_type=responsive_iframe%22 title=\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/div>\n<p><span data-contrast=\"auto\">Nashville recorded nine LWP developments in the past 10 years. More precisely, two-thirds of these developments were added after the pandemic with 2025 seeing the highest increase in mixed-use developments (three). The uneven distribution can be attributed to the fact that, in the first three years of this 10-year interval, no such building was constructed.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Despite office space being toe to toe with the national average at 27% of total LWP square footage, coworking has taken hold in two of Nashville\u2019s mixed-use buildings. Still, given the premium amenities enabled by the class A buildings and the significant number of remote workers in Nashville, it remains to be seen whether coworking could make its way into more local LWP developments.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<div style=\"position: relative; width: 100%; height: 0px; padding: 48.72% 0px 0px; overflow: hidden; will-change: transform;\"><iframe style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border: none; padding: 0px; margin: 0px;\" src=\"https:\/\/e.infogram.com\/49607544-f23c-4e90-a2ea-0d0db0074aed?src=embed&amp;embed_type=responsive_iframe%22 title=\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/div>\n<p><span data-contrast=\"auto\">Denver mirrors Nashville\u2019s\u00a0evolution\u00a0with\u00a0three LWP\u00a0buildings\u00a0in the 2016-to-2020 window and six more post-2020.\u00a0That\u2019s\u00a0a pace of\u00a0roughly one\u00a0to two openings per year. One\u00a0additional\u00a0development is planned for 2027.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">In the Mile High City, office areas cover 19% of total LWP square footage, which is well below the national 27% threshold. In this context, one coworking space operates across all nine LWP developments \u2014 an underperformance given Denver\u2019s large remote worker community and its position as one of the country\u2019s most active coworking markets.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<div style=\"position: relative; width: 100%; height: 0px; padding: 48.72% 0px 0px; overflow: hidden; will-change: transform;\"><iframe style=\"position: absolute; width: 100%; height: 100%; top: 0px; left: 0px; border: none; padding: 0px; margin: 0px;\" src=\"https:\/\/e.infogram.com\/a6bf19a3-3f53-4d2c-a011-45f9cd3fca7c?src=embed&amp;embed_type=responsive_iframe%22 title=\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/div>\n<p><span data-contrast=\"auto\">Kansas City joined the live-work-play trend early, opening six LWP developments between 2016 and 2020 \u2014 making it one of the few cities\u00a0where\u00a0pre-pandemic growth outpaced post-pandemic activity.
