She arrived there by design. Trained as an interior designer and later working in consulting, Hauser spent the early 2010s helping large enterprises rethink how and where people work. Long before \u201ccorporate coworking\u201d became a buzz phrase, she was already designing flexible, amenity-rich environments that encouraged collaboration and drew employees back into the office.<\/p>\n<p>In 2014, she brought those ideas closer to home. Drawing on her own experience as a working parent in the Chicago suburbs, Hauser founded <a href=\"https:\/\/25ncoworking.com\/\" target=\"_blank\" rel=\"noopener\">25N Coworking<\/a>. What was the moment you realized the suburban coworking model needed to exist\u2014and how did your design background give you an early edge?<\/h3>\n<p><span data-contrast=\"auto\">My design practice was developing models for new ways to work with\u00a0enterprise\u00a0or Fortune 100 companies, and in the 2010\u2019s we were very focused on creating\u00a0shared workplace\u00a0environments\u00a0with flexible offerings for the employees\u2019 new work styles with a high need for collaboration.\u00a0 It was the beginning of corporate coworking.\u00a0 It worked!\u00a0 Employees were very engaged, they loved to come into the office, they loved the new amenities.\u00a0 <\/span><\/p>\n<p><span data-contrast=\"auto\">The 25N model was developed from a desire to bring the productive, inspiring and collaborative workplace environments to not 300 employees, but 300 independents who needed a workplace close to where they lived, in their neighborhood, where they could network and build their businesses around others doing the same.\u00a0 All with the aesthetic of a downtown corporate office.\u00a0 I participated in the Goldman Sachs 10,000 Small Businesses <a href=\"https:\/\/www.goldmansachs.com\/community-impact\/10000-small-businesses\/us\" target=\"_blank\" rel=\"noopener\">program<\/a>. I was in the 4<\/span><span data-contrast=\"auto\">th<\/span><span data-contrast=\"auto\"> cohort in Chicago,\u00a0that\u2019s where\u00a0I developed the Growth Plan and the Business of 25N Coworking.\u00a0<\/span><\/p>\n<h3>25N\u2019s founding thesis is \u201cworkspace close to home for active parents and professionals\u201d\u2014how did you approach identifying your target member profile in the suburbs, and how has that profile evolved since the pandemic?<\/h3>\n<p><span data-contrast=\"auto\">The founding thesis was really based on what I saw the need was for myself (and those of my friends, colleagues, and other soccer parents). The demographics for the Chicago suburbs we targeted were working parents who were active themselves with active children.\u00a0 <\/span><\/p>\n<p><span data-contrast=\"auto\">There was a need to have a workplace that they could walk in the door and forget about any of the tasks needed at home, but easy to get to after dropping off the kids at school, and able to easily get them to a soccer game while in between getting their most productive work done around others.\u00a0\u00a0A life-work balance. Individuals or businesses often did not have the technology needed nor a decent home office setup. They were taking over dining rooms, basements, or even garages. The commute to downtown was long.\u00a0\u00a0Or they had an existing office space that did not have the amenities or hospitality services that 25N offered.\u00a0\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">After the pandemic, home offices became more efficient, dedicated space away from the family, and the best technology became more available. Our suburban locations still target the same active parent and professional but understand that now on average 50% have another \u201cplace\u201d to work other than 25N be it at their home office or an HQ.\u00a0\u00a0We have enhanced our range of offerings for new targets, those who now need in person, hybrid, or virtual meetings and events with the best collaboration tools, technology, and food\/beverage services. <\/span><span data-ccp-props=\"{&quot;335559685&quot;:720}\">\u00a0<\/span><\/p>\n<h3>What\u202fdo you now look for when site-selecting a suburban build-out?<\/h3>\n<p><span data-contrast=\"auto\">Originally, we started with 12,000 \u2013\u00a015,000 square feet\u00a0and our spaces were approximately 80% open.\u00a0 Our current model is between 20,000 \u2013\u00a025,000 square feet\u00a0with 80% enclosed spaces.\u00a0 We design quality\u00a0amenities\u00a0and meeting spaces in buildings that offer complimentary amenities and easy parking.\u00a0 We love to be in a vibrant central business district with good walkability to nearby restaurants, shopping, and personal services.\u00a0<\/span><span data-ccp-props=\"{&quot;335559685&quot;:720}\">\u00a0<\/span><\/p>\n<h3>Suburbs vary dramatically\u2014some are commuter\u00a0towns,\u00a0others are independent economies. What are some key factors that you look for when choosing a neighborhood?<\/h3>\n<p><span data-contrast=\"auto\">In choosing a neighborhood, we specifically look at household income, types of housing,\u00a0we look at drive\/bike\/walk options,\u00a0we meet\u00a0with the city\u2019s Economic Development Departments, learn about the other businesses from\u00a0the local Chamber\u00a0of Commerce,\u00a0and just look for a certain \u201cvibe\u201d.<\/span><span data-ccp-props=\"{&quot;335559685&quot;:720}\">\u00a0<\/span><\/p>\n<h3>What are the biggest challenges you face when getting a new location ready for\u00a0open, both from a\u00a0build-out perspective\u00a0and from a\u00a0client acquisition point of view?<\/h3>\n<p><span data-contrast=\"auto\">Our biggest challenge has been balancing the investment for build out, FF+E and\u00a0startup\u00a0costs.\u00a0\u00a0Because of our design team and focus we\u00a0are able to\u00a0work very closely with vendor partners for building materials,\u00a0furniture and fixtures to design creative, quality solutions at the right price point.\u00a0Another challenge is the timeline from site\u00a0selection\u00a0through move in.\u00a0 25N is fortunate to have a dedicated design\/construction team, a launch team, and an all-hands-on deck culture. We have been able to open a new location in less than\u00a060 days, but that is hard! Client acquisition at opening is\u00a0very different\u00a0than when you have 9 months of build time to build your membership as well.\u00a0<\/span><span data-ccp-props=\"{&quot;335559685&quot;:720}\">\u00a0<\/span><\/p>\n<h3>You describe 25N as a hospitality-driven workplace design. What are some key factors that you look for when choosing a neighborhood?<\/h3>\n<p><span data-contrast=\"auto\">Our goal is to support earnest professionals with productive, joyful workdays close to home.\u00a0\u00a0Walkability, residential properties walking distance or close by, parking,\u00a0great\u00a0restaurants\u00a0or ability to bring in\u00a0good food\/catering, health and wellness services,\u00a0shopping\u00a0and a view!\u00a0\u00a0<\/span><span data-ccp-props=\"{&quot;335559685&quot;:720}\">\u00a0<\/span><\/p>\n<h3>From a design standpoint, what did you stop building after 2021, what did you double-down on, and which workspace typologies are currently undervalued by the broader flex industry?<\/h3>\n<p><span data-contrast=\"auto\">After 2021 we decreased the\u00a0open area\u00a0spaces so there were not so many seats in one open space.\u00a0\u00a0We have since created neighborhoods or smaller open spaces even with the same headcount in a property, but not all in one area.\u00a0\u00a0After 2021 we increased the number of phone booths per property and rotated the view from the laptop to be Video call \u201cready\u201d. We have added\u00a0larger\u00a0flexibly furnished training rooms to our\u00a0offering. We have also mixed in\u00a0productive working\u00a0lounge spaces and continue to use\u00a0single-sided\u00a0and\u00a0double sided\u00a0booths.\u00a0\u00a0Thoughtfully designed spaces with a product mix of products are still undervalued in the flex industry.<\/span><span data-ccp-props=\"{&quot;335559685&quot;:720}\">\u00a0<\/span><\/p>\n<h3>From your dual lens of designer and operator,\u00a0what\u2019s\u00a0the #1 design-error you see coworking operators make, and the #1 business-mistake you see designers overlook when entering the flex market?<\/h3>\n<p><span data-contrast=\"auto\">The #1 design error I see coworking operators make is\u00a0using\u00a0all of\u00a0the exterior windows for private office space vs\u00a0opening up\u00a0some of the exterior windows to a caf\u00e9 or places where community can gather either with desks, lounge, or other\u00a0common areas.\u00a0<\/span><span data-ccp-props=\"{&quot;335559685&quot;:720}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">The #1 design error designers just entering the flex market industry make is not understanding the difference between employees using an office vs multiple different businesses in the same space working alongside each other.
